Bryce Enterprise is a growing residential real estate investment and construction company specializing in the acquisition, renovation, and resale of single-family residential properties throughout the DMV area.

Our business combines real estate investment, residential construction, and property redevelopment. We acquire properties, oversee renovations, manage construction operations, and bring completed homes to market.

As our company continues to grow, we are looking for an experienced and results-driven executive to oversee daily operations, lead our construction team, and help maximize company profitability.

Position Overview

Bryce Enterprise is seeking a VP of Operations / Chief Operating Officer (COO) to oversee the company's day-to-day operations, including construction management, renovation projects, budgets, subcontractors, employees, vendors, and operational performance.

The owner will focus primarily on real estate acquisitions, investment strategy, and business development.

The successful candidate will be expected to independently manage company operations, make sound business decisions, develop efficient systems, and take responsibility for operational and financial results.

We are looking for someone who can lead the business, not someone who needs to be managed.

Key Responsibilities

1. Construction & Renovation Management

• Oversee all active residential renovation projects.
• Manage project managers, superintendents, subcontractors, and vendors.
• Establish and monitor project budgets, schedules, and timelines.
• Ensure projects are completed on time and within approved budgets.
• Maintain construction quality and control renovation costs.
• Identify and resolve operational and construction issues.
• Establish accountability across all active projects.

1. Real Estate Investment Operations

• Oversee renovation and preparation of acquired properties for resale.
• Review renovation scopes, budgets, and project feasibility.
• Coordinate project completion and property readiness for the market.
• Work with the real estate team to ensure efficient property dispositions.
• Help maximize profitability on every investment.
• Coordinate construction activities with acquisition and sales timelines.

1. Business Operations & Leadership

• Oversee daily company operations.
• Recruit, train, manage, and develop employees.
• Establish operating procedures and accountability systems.
• Monitor company performance, project profitability, and expenses.
• Provide regular financial and operational reports to ownership.
• Make independent day-to-day decisions without requiring constant owner involvement.
• Build a company that operates efficiently without depending on the owner for daily management.

1. Financial & Performance Management

• Monitor project-level budgets and profitability.
• Control labor, materials, subcontractor, and operating costs.
• Identify opportunities to improve profit margins.
• Establish systems for tracking project performance.
• Hold employees and subcontractors accountable for results.
• Maintain strong financial discipline across all operations.

Qualifications

• Minimum 10 years of experience in residential construction, renovation, or real estate investment operations.
• Demonstrated experience managing multiple residential renovation projects simultaneously.
• Strong understanding of construction estimating, budgeting, and cost control.
• Experience managing subcontractors, employees, and project managers.
• Strong leadership, organizational, and communication skills.
• Excellent financial and business management abilities.
• Ability to make independent decisions and take ownership of results.
• Experience in residential real estate investment and property redevelopment is highly desirable.
• Fix-and-flip investment experience is a significant advantage.
• Must be comfortable working in a fast-paced, entrepreneurial business environment.

Compensation & Incentives

Bryce Enterprise believes exceptional performance should be rewarded.

We offer a competitive base salary with meaningful additional earning potential based on individual and company performance.

• Base salary
• Annual performance bonuses $20k +
• Incentives tied to qualifying profitable property sales. $50 +
• Additional compensation tied to renovation profitability and operational performance. $20k +

Candidates who demonstrate consistent results and successfully assume responsibility for the company's operations may be considered for promotion to President, with increased compensation, incentives, and executive authority.

Promotion and compensation adjustments will be based on demonstrated performance and a separate written agreement.
