The position ensures that all building systems are operating within established standards and that equipment breakdowns, resident concerns, emergencies, and maintenance requirements are attended to promptly. The Shift Engineer also supervises technical personnel and coordinates with contractors and service providers to maintain the property's facilities in good operating condition. KEY RESPONSIBILITIES1. Building Operations and Equipment Monitoring Conduct regular inspection and monitoring of all building equipment and facilities during the assigned shift. Monitor operating parameters, readings, alarms, and performance of mechanical and electromechanical equipment. Ensure proper operation of HVAC systems, chillers/condensing units, cooling towers, pumps, ventilation systems, elevators, generators, fire protection systems, water systems, and other critical building equipment. Monitor electrical, plumbing, sanitary, and auxiliary building systems and immediately report abnormal conditions. Maintain proper shift turnover and ensure that all operational concerns are properly communicated to the incoming shift. 2. Preventive and Corrective Maintenance Implement and monitor the building's preventive maintenance program. Conduct routine inspection and basic troubleshooting of mechanical and building equipment. Respond promptly to equipment breakdowns, alarms, leaks, power interruptions, HVAC concerns, and other engineering emergencies. Coordinate corrective maintenance and ensure that repairs are completed safely and properly. Verify equipment condition after repair and return equipment to normal operation. Maintain equipment history, maintenance records, checklists, and logbooks. 3. HVAC and Mechanical Systems Operate and monitor centralized and/or decentralized air-conditioning and ventilation systems. Check operating pressures, temperatures, water levels, vibration, noise, and other equipment parameters. Monitor pumps, motors, fans, compressors, cooling towers, water tanks, and related mechanical equipment. Identify potential equipment failures and recommend corrective action before major breakdowns occur. Ensure proper implementation of manufacturer-recommended operating and maintenance procedures. 4. Supervision of Technical Personnel Supervise and provide technical direction to multi-skilled technicians and other engineering personnel assigned to the shift. Assign daily work orders, inspections, preventive maintenance, and corrective maintenance activities. Check the quality and completion of work performed by technical personnel. Ensure that all personnel follow established safety procedures, SOPs, and building policies. Conduct proper shift briefing and turnover. 5. Resident and Unit Engineering Concerns Respond professionally to engineering-related concerns and service requests from unit owners, residents, tenants, and building administration. Inspect and assess technical concerns involving air-conditioning, water supply, drainage, electrical systems, and other building-related facilities. Coordinate unit-related repairs with residents, contractors, and the Property Management Office. Ensure that work inside residential units follows approved building policies and renovation guidelines. 6. Emergency and Safety Response Respond immediately to building emergencies and equipment failures during the assigned shift. Assist in the implementation of emergency response, fire safety, evacuation, and business-continuity procedures. Coordinate with security, safety personnel, fire responders, utility providers, and management during emergencies. Ensure that critical equipment remains operational and available during emergencies. Report incidents, equipment failures, accidents, and other significant events to the Chief Engineer/Property Manager. 7. Contractor and Service Provider Coordination Monitor contractors and service providers performing maintenance, repair, testing, or other engineering works. Ensure contractors comply with approved work permits, safety requirements, building rules, and scope of work. Inspect completed works and report deficiencies or incomplete items. Coordinate scheduled maintenance activities to minimize disruption to residents and building operations. 8. Documentation and Reporting Maintain accurate daily engineering logs, equipment readings, inspection checklists, work orders, and maintenance records. Prepare shift reports and incident reports for major equipment breakdowns, emergencies, and unusual occurrences. Endorse pending work orders and unresolved engineering concerns to the incoming shift. Assist in preparing monthly engineering reports, equipment status reports, and maintenance summaries.
