The company specializes in the supply, installation, and servicing of air conditioning systems, with expertise extending to heating, ventilation, ducting, electrical works, building management systems, plumbing, drainage, firefighting, and other related services. Duties and Responsibilities: 1. BMS Installation & Project Execution Execute BMS installation works in accordance with approved drawings, specifications, method statements, project schedules, and company procedures. Install BMS control panels, DDC/PLC panels, sensors, actuators, control valves, meters, thermostats, transmitters, and other field devices. Carry out cable pulling, dressing, identification, termination, and testing for BMS control and communication systems. Perform panel wiring and termination in accordance with approved control schematics and wiring diagrams. Install and connect BMS field devices associated with HVAC systems, including AHUs, FCUs, pumps, chillers, cooling towers, ventilation systems, and other mechanical equipment. Ensure that BMS installation works are properly coordinated with HVAC, electrical, plumbing, fire alarm, security, and other relevant MEP systems. Inspect completed installations to ensure proper workmanship and compliance with project requirements. Identify site installation issues and report them to the BMS Project Engineer for appropriate action. 2. Testing, Pre-Commissioning & Commissioning Perform point-to-point testing and verification of BMS inputs and outputs. Carry out I/O checks, loop checks, continuity checks, and functional testing of BMS control systems. Test and verify the operation of sensors, actuators, valves, dampers, meters, controllers, and other field devices. Assist with controller configuration, software updates, and firmware upgrades under the direction of the BMS Project Engineer. Assist in testing and verifying communication between BMS controllers, field devices, and supervisory systems. Support the integration and testing of BMS systems with HVAC and other building services. Assist in functional performance testing and commissioning activities. Identify, troubleshoot, and rectify installation and commissioning defects. Complete snagging and rectification works and ensure identified deficiencies are closed within the required timeframe. 3. Troubleshooting & Technical Support Diagnose and troubleshoot faults related to BMS panels, field devices, wiring, controllers, communication networks, and associated equipment. Investigate abnormal system operation and assist in identifying the root cause of technical issues. Perform corrective works and replace defective components where required. Escalate complex technical issues to the BMS Project Engineer or Lead BMS Engineer. Provide technical support to Technicians and junior team members during installation, testing, and troubleshooting activities. 4. BMS System Optimization & Energy Monitoring Assist in monitoring BMS system performance and identifying abnormal operating conditions. Assist with system adjustments and optimization activities as directed by the BMS Project Engineer. Monitor HVAC operating parameters through the BMS and report abnormal energy consumption or equipment performance. Support the implementation of approved energy-saving and system optimization measures. Ensure that system settings and operating parameters are maintained in accordance with approved project requirements. 5. Team Supervision & Coordination Provide day-to-day technical guidance to Technicians and junior personnel assigned to BMS project activities. Allocate and coordinate daily site activities as directed by the BMS Project Engineer. Monitor the progress and quality of work carried out by technicians under his supervision. Coordinate with other site teams and subcontractors to avoid delays and ensure proper sequencing of BMS works. Report daily work progress, site constraints, material requirements, and technical issues to the BMS Project Engineer. 6. Documentation & Reporting Maintain accurate records of installation, testing, commissioning, troubleshooting, and rectification activities. Complete point-to-point checklists, testing records, inspection requests, and other project documentation as required. Assist in preparing site progress reports and technical reports. Record changes made during installation and commissioning for incorporation into as-built documentation. Ensure that completed work is properly documented and submitted to the BMS Project Engineer. 7. Client / Consultant Coordination Coordinate with clients, consultants, subcontractors, and other project personnel during site installation, inspection, testing, and commissioning activities. Assist during client and consultant inspections and demonstrations of BMS systems. Address site-level technical queries within the scope of responsibility and escalate matters requiring engineering decisions to the BMS Project Engineer. Maintain professional conduct and good working relationships with clients and project stakeholders. 8. Health, Safety & Compliance Comply with company HSE policies, site safety requirements, and approved method statements and risk assessments. Ensure that BMS installation, testing, and commissioning activities are carried out safely and in accordance with applicable requirements in the Kingdom of Bahrain. Use appropriate personal protective equipment (PPE) and ensure safe use of tools and equipment. Maintain good housekeeping at the work location. Immediately report unsafe conditions, incidents, equipment damage, or other safety concerns to the appropriate supervisor. 9. Other Duties Perform any other duties as directed by the Head of Department, BMS Project Engineer, or Management. Requirements: - Must be a graduate of at least a 2-year vocational course, diploma, or technical qualification in Air Conditioning, Refrigeration, Electrical, Electronics, Instrumentation, or a related field. - Must have a minimum of 4 years of experience in Building Management Systems (BMS), HVAC controls, or building automation projects. - Proven experience in installation, testing, commissioning, and troubleshooting of BMS systems. - Knowledge of HVAC systems, control devices, field instruments, and communication protocols such as BACnet, Modbus, and LonWorks is preferred. - Ability to read and interpret electrical drawings, control schematics, and BMS layouts. - Good communication and teamwork skills. - Valid driving license is preferred.
