Our group provides an integrated range of services through WHL Projects, WHL Building Consultancy and WHL Engineering, delivering commercial construction, refurbishment, structural works, project management, building surveying and engineering services. Due to continued growth and an increasing pipeline of commercial projects, we are looking to appoint an experienced Chartered Quantity Surveyor to join the business in-house. The Role The Quantity Surveyor will take responsibility for the commercial management of WHL Projects' construction portfolio, working closely with the Managing Director, Contracts Managers, Site Managers, Project Managers and external consultants. The role will cover projects from initial feasibility and estimating through procurement, construction, final account and project close-out. Projects will typically include commercial refurbishments, structural alterations, industrial and warehouse projects, office fit-outs, roofing works and larger redevelopment schemes. The successful candidate will play a key role in improving commercial control across the business and ensuring that project margins, procurement, cashflow and contractual risk are actively managed. Key Responsibilities Full commercial management of construction projects from pre-contract through to final account. Preparation and management of project budgets, cost plans and cashflow forecasts. Preparation of tender documents, bills of quantities and subcontractor enquiry packages. Procurement and commercial assessment of subcontractors and suppliers. Negotiating subcontractor and supplier appointments. Preparation and submission of monthly valuations and applications for payment. Reviewing subcontractor valuations and certifying payments. Managing variations, change control and additional works. Monitoring project expenditure against budget. Producing monthly cost value reconciliation and project profitability reports. Forecasting project margins and identifying commercial risks at an early stage. Preparation and agreement of final accounts. Supporting the preparation and administration of JCT contracts and subcontract agreements. Advising the management team on contractual and commercial matters. Maintaining accurate records relating to variations, instructions, delays and commercial correspondence. Supporting tendering and estimating for new opportunities. Reviewing project programmes alongside the operational team to understand commercial implications. Working with Project Managers and Site Managers to ensure projects remain commercially viable. Assisting with consultant appointments and professional fee management where required. Supporting group-level financial reporting and forward workload forecasting. Candidate Requirements The successful candidate should have: MRICS Chartered status. Degree in Quantity Surveying or a related discipline. Strong experience working as a Quantity Surveyor within a main contractor, consultancy or commercial construction environment. Experience managing projects independently from pre-construction through to final account. Strong knowledge of JCT contracts. Excellent understanding of construction procurement and subcontractor management. Experience preparing valuations, variations, cost reports and final accounts. Strong commercial and financial awareness. Ability to identify risks and protect project margins. Strong negotiation skills. Excellent written and verbal communication skills. Ability to work directly with clients, consultants, subcontractors and senior management. Strong organisational skills and the ability to manage several live projects simultaneously. Full UK driving licence. Desirable Experience Experience within any of the following would be advantageous: Commercial and industrial construction. Warehouse and logistics projects. Structural alteration works. Refurbishment and fit-out. Roofing and external envelope projects. Design & Build contracts. Construction projects ranging from approximately £100,000 to £10m+. What We Are Looking For This is not intended to be a purely administrative QS position. We are looking for someone commercially minded who can become a key part of the senior team and take genuine ownership of the commercial function within WHL Projects. The successful candidate should be confident challenging costs, negotiating with subcontractors, protecting margin and providing the management team with clear visibility of the financial position of every live project. There will be significant opportunity for the role to develop as the business grows, potentially progressing into a Commercial Manager / Commercial Director position.
