This is a senior, hands-on role where you’ll lead complex development and regeneration projects through feasibility, appraisal and pre-construction, successfully taking opportunities through approval and into contract. You’ll work with developers, contractors, consultants, landowners and colleagues across FCHO, using your commercial knowledge, project management expertise and influencing skills to drive projects forward and deliver high-quality new homes. The impact you’ll make As Senior Project Manager, you’ll take ownership of major strategic development projects and ensure they are progressed effectively, commercially and in line with FCHO’s governance and assurance requirements. You’ll identify and progress new opportunities, lead multidisciplinary project teams and provide strong commercial and project leadership throughout the pre-construction process. You will: - Lead large and complex development and regeneration projects through feasibility, appraisal, approval and into contract. - Lead multidisciplinary consultant teams and work closely with developers, contractors, landowners and other partners. - Identify and progress new development opportunities in FCHO’s priority areas. - Undertake and manage complex financial appraisals, feasibility studies and commercial analysis. - Manage project cashflows, budgets, risks and key delivery milestones. - Lead negotiations with developers, landowners and contractors, including Heads of Terms and key contractual arrangements. - Prepare and present business cases, reports and recommendations to senior leaders, Executive colleagues, committees and Board. - Lead procurement activity for strategic projects and professional project services. - Build and maintain strong relationships with local authorities, developers, contractors, funders and other key stakeholders. - Ensure projects meet regulatory, funding, procurement, health and safety and governance requirements. - Support grant funding submissions and claims, including working with Homes England and other funding partners. - Provide clear project reporting and assurance, ensuring comprehensive and up-to-date audit information is maintained. - Work collaboratively across FCHO to ensure projects deliver value for money, social value and positive outcomes for customers and communities. Our ideal candidate You’ll be an experienced development professional with the confidence to independently lead complex projects and influence stakeholders at all levels. You’ll combine strong development knowledge with commercial awareness, sound judgement and the ability to build effective relationships with both internal and external partners. You will have: - Significant practical experience of property development, construction or a related field. - Experience successfully delivering development projects across a range of contract sizes and types. - Strong knowledge of the development process, particularly pre-construction project management. - Experience working closely with developers, contractors and multidisciplinary professional teams. - Experience undertaking development appraisals and feasibility assessments. - Strong financial and commercial skills, including cashflow monitoring and appraisal modelling. - Experience preparing business cases and providing clear reporting and assurance to senior stakeholders. - Good knowledge of regulatory and compliance requirements within development. - A working knowledge of the Homes England Capital Funding Guide. - Understanding of different development contracts, partnership arrangements and procurement approaches. - Excellent stakeholder management, influencing and negotiation skills. - Strong problem-solving skills with the ability to use your initiative and drive projects forward. - Excellent organisation and prioritisation skills, with the ability to manage multiple complex projects. - A degree, professional qualification or equivalent relevant experience within property, development, construction or a related discipline. Experience within social housing, affordable housing or regeneration would be advantageous, along with knowledge of different funding arrangements, sales and the customer journey. Working towards, or an interest in working towards, a relevant professional qualification such as RICS, MCIOB, CIH or RIBA would also be beneficial. A current driving licence and access to a vehicle are required for this role. Why join FCHO?
