The ideal candidate must be capable of receiving project drawings and specifications and independently preparing complete and accurate MEP BOQs, quantities, cost estimates and tender pricing covering Mechanical, Electrical and Plumbing works. This position requires strong technical MEP knowledge combined with commercial, estimation and practical construction experience. Key Responsibilities Prepare complete MEP BOQs from drawings and specifications. Perform detailed quantity take-offs for all MEP disciplines, including: HVAC and ventilation Electrical and power systems Lighting Plumbing and water supply Drainage Firefighting and fire alarm ELV systems where applicable Prepare detailed MEP cost estimates and tender pricing. Calculate material, labour, equipment and subcontractor costs. Prepare detailed rate analysis and cost breakdowns for MEP works. Review tender drawings, specifications and existing BOQs and identify missing items, discrepancies and potential commercial risks. Obtain quotations from MEP suppliers and subcontractors. Prepare quotation comparison sheets and evaluate suppliers/subcontractors commercially and technically. Maintain knowledge of current UAE market rates for MEP materials, equipment and subcontract works. Prepare project MEP budgets and monitor actual costs against budget. Prepare and evaluate variations, change orders and additional works. Measure completed MEP works and assist with interim valuations and payment applications. Verify subcontractor quantities, progress claims and invoices. Coordinate BOQs with architectural, structural and civil scopes to avoid omissions or duplication. Assist management with tender decisions, project costing and commercial negotiations. Identify value-engineering and cost-saving opportunities without compromising project requirements. Coordinate with site engineers, project managers, consultants, suppliers and subcontractors. Support projects from tender and estimation through execution, variations and final account. Requirements Minimum 10+ years of MEP engineering / estimation / quantity surveying experience. Bachelor’s Degree in Mechanical Engineering, Electrical Engineering or related engineering field. Strong experience independently preparing MEP BOQs from drawings. Strong knowledge of MEP quantity take-offs and estimation. Previous UAE/GCC construction experience strongly preferred. Strong understanding of UAE construction practices and MEP market pricing. Ability to read and understand MEP, architectural and structural drawings. Strong knowledge of HVAC, electrical, plumbing, drainage and firefighting systems. Experience with tendering, subcontractor quotations, variations and cost control. Advanced Microsoft Excel skills. Proficiency in AutoCAD. Experience with PlanSwift, CostX or similar quantity take-off/estimating software is highly preferred. Strong analytical and numerical skills. Excellent attention to detail. Good communication and negotiation skills. Ability to work independently and take full responsibility for MEP BOQ and estimation requirements. Preferred Candidate We are specifically looking for a hands-on MEP estimation and BOQ specialist, not only a site engineer. The candidate should be capable of receiving a new project’s drawings and specifications and independently: Review Drawings → Calculate Quantities → Prepare BOQ → Obtain Quotations → Build Cost Estimate → Prepare Tender Pricing → Monitor Costs & Variations The candidate should have sufficient site and technical experience to understand how MEP systems are actually installed, allowing them to identify missing items and realistic labour, material and installation costs that may not be immediately obvious from the drawings.
