Senior Manager - Operations
Position: Senior Manager - Operations or Operations Manager Reports To Principal / Management Employment Type: Full-Time Preferred Part-time or consulting arrangement may be considered for a highly qualified candidate who can commit to the required onsite schedule and operational responsibilities. Work Arrangement Hybrid / Primarily Onsite Full-time arrangement requires onsite reporting approximately 3–4 times per week , with site visits, meetings, and additional reporting as operational requirements may dictate. For an approved part-time arrangement, the role requires a minimum of approximately 2–3 onsite days per week and consistent availability for operational coordination. Office Location Makati City, with regular reporting to Company offices, managed properties, and project sites within Metro Manila. Compensation: Minimum P45,000 -n ₱50,000 Gross Monthly and Up Final compensation will depend on experience, qualifications, scope of responsibility, and agreed employment arrangement. Position Summary The Operations Manager leads and coordinates the day-to-day operational management of A-MANAGE Corp., ensuring that business activities, property operations, administrative functions, projects, and compliance requirements are properly organized and executed. The role serves as the Principal's key operations partner, providing oversight across the PMO, Administration, Maintenance and Support Teams (MST), Property Management, Compliance, and back-office Independent Service Providers (ISPs) . The position requires a mature and experienced operations professional who can manage people, processes, priorities, financial considerations, legal and regulatory requirements, and multiple business activities with strong accountability and sound judgment. Key Responsibilities Operations Management Oversee the Company's day-to-day operational priorities, ensuring that projects, property requirements, administrative activities, and management directives are properly coordinated and completed. Establish and maintain clear operational systems, workflows, priorities, accountability measures, and reporting mechanisms across departments and service providers. Identify operational risks, bottlenecks, delays, and process gaps and recommend practical corrective actions and improvements to Management. Team Leadership & Coordination Lead and coordinate the PMO, Administration Team, MSTs, Property Management, Compliance, and relevant back-office ISPs . Set priorities, monitor deliverables, conduct regular operational reviews, and ensure team members and service providers are accountable for assigned responsibilities. Support Management in developing effective team structures, performance standards, communication protocols, and escalation processes. Property & Project Operations Provide operational oversight for Company-managed properties, projects, tenants, maintenance requirements, contractors, suppliers, and service providers. Coordinate property-related concerns, site requirements, repairs, improvements, turnovers, inspections, documentation, and project implementation. Ensure property and project activities are properly documented, monitored, escalated, and completed within agreed timelines and standards. Financial & Commercial Oversight Review operational budgets, quotations, expenses, procurement requests, project costs, collections, and other financial information relevant to operations. Work with Management, accounting, and external professionals to monitor costs, identify financial risks, and support financially responsible business decisions. Provide operational input on contracts, commercial arrangements, property transactions, brokerage activities, and vendor negotiations. Compliance, Legal & Risk Coordination Coordinate with the Compliance function, legal advisers, brokers, consultants, and other professionals on permits, contracts, regulatory requirements, and operational compliance. Ensure operational teams maintain proper documentation, approvals, records, and compliance with Company policies and applicable requirements. Identify material legal, regulatory, contractual, property, or operational risks and escalate them promptly to the Principal or appropriate adviser. Management Reporting & Business Support Provide the Principal with concise and timely updates on operational priorities, issues, risks, financial considerations, and recommended actions. Maintain management trackers, dashboards, reports, project status updates, and action-item monitoring for key operational initiatives. Support the Principal in business planning, special projects, operational decisions, and continuous improvement initiatives. Ownership & Accountability The Operations Manager shall have primary responsibility for: Overall operational coordination across PMO, Administration, MST, Property Management, Compliance, and back-office ISPs. Operational discipline, team accountability, project monitoring, property management coordination, and timely escalation of issues. Management visibility over priorities, risks, costs, compliance requirements, operational performance, and business continuity. Measures of Success Throughout employment, the Operations Manager shall be expected to consistently: Maintain organized, efficient, and accountable business operations with clear priorities, ownership, timelines, and management visibility. Ensure property, administrative, project, maintenance, compliance, and back-office requirements are completed accurately and on time. Demonstrate strong leadership, commercial judgment, financial awareness, problem-solving, and proactive management of operational risks and issues. Qualifications & Experience Extensive experience in business operations, property management, real estate, facilities management, project management, or a related operational leadership role . Strong working knowledge of financial management, budgeting, contracts, legal and regulatory coordination, real estate brokerage, and team management . Proven experience managing multiple functions, teams, contractors, service providers, and business priorities in a fast-moving environment. Preferred Candidate Profile Preferably a mature and experienced professional, ideally at least 10 to 15 years ’ significant experience managing businesses, teams, and complex operations. Strong leadership presence, sound judgment, commercial awareness, financial discipline, problem-solving ability, and confidence dealing with executives and external professionals. Highly accountable, hands-on, organized, and willing to report onsite 3–4 times per week for full-time arrangements , or 2–3 times per week for an approved part-time arrangement .
