This position functions as the on-site location head for all mall-based shared services operations, ensuring the coordinated execution of all functions within the mall environment, including operations, leasing, marketing, tenant relations, and mall performance management. The Senior Mall Manager acts as the primary point of integration for shared service functions physically deployed at the mall, while ensuring that all functional departments remain aligned with corporate standards and directives. The role reports directly to the President. Key Responsibilities 1. Overall Mall Leadership and Business Performance Lead the mall as a commercial business unit, ensuring profitability, sustainability, and growth. Drive performance in terms of revenue, occupancy, tenant mix, and customer experience. Develop and execute annual business plans, budgets, and performance targets. Ensure alignment of mall strategy with corporate objectives. 2. On-Site Location Head for Mall Operations Serve as the official on-site head of the mall. Provide overall coordination and integration of all mall-based activities and services. Act as the primary escalation point for all operational, tenant, and site-related issues. Ensure timely and effective resolution of mall-level operational concerns. 3. Mall Operations Management Oversee day-to-day mall operations including security, housekeeping, traffic management, and customer experience. Ensure compliance with safety, regulatory, and building standards. Supervise the Mall Operations Manager in executing operational requirements. Maintain operational efficiency and service excellence across all mall functions. 4. Leasing Management Provide strategic direction for leasing to ensure optimal occupancy and tenant mix. Oversee tenant acquisition, negotiation, renewal, and retention strategies. Evaluate leasing performance and ensure alignment with mall positioning and market demand. Approve key leasing recommendations in accordance with corporate policies. 5. Marketing and Mall Promotions Oversee mall marketing strategy, campaigns, and events. Ensure marketing programs drive foot traffic, tenant sales, and brand positioning. Evaluate effectiveness of marketing initiatives and customer engagement programs. 6. Coordination with Shared Services (Matrix Structure) The Senior Mall Manager serves as the site-level coordination head for shared service functions deployed within the mall: Engineering Coordinate maintenance, utilities, building systems, and safety compliance Prioritize site requirements and ensure timely execution of works Human Resources Coordinate manpower requirements, employee discipline concerns, and site HR matters Ensure compliance with labor standards and company policies at the mall level Accounting / Finance Coordinate mall financial reporting, collections, budgeting, and cost control Monitor financial performance and ensure accurate mall-level reporting Information Technology Coordinate IT infrastructure, systems availability, POS networks, and digital services Ensure prompt resolution of mall-based technical issues Functional departments retain full line management authority over their personnel. The Senior Mall Manager provides operational coordination, prioritization, and escalation management at the mall site level. 7. Tenant and Stakeholder Management Build and maintain strong relationships with tenants, partners, and stakeholders. Address tenant concerns and ensure prompt resolution of issues. Promote tenant satisfaction, retention, and long-term partnership. 8. Leadership and People Management Lead mall-based teams including Operations, Leasing, and Marketing. Promote a high-performance, customer-focused organizational culture. Ensure proper implementation of company policies and operational discipline. 9. Reporting and Governance Report regularly to the President on mall performance, risks, and opportunities. Provide operational, financial, and strategic updates and recommendations. Ensure proper governance, compliance, and documentation standards are maintained. 9.a Reporting Structure 1. Reports to: President 2.
