Alvarez Properties and Development Corp.** · Biñan City · `On-site` 🕒 **Статус:** *Опубликовано: вчера* · *Источник: Indeed* --- ### About the Role Job Summary The Senior Head for Property Management provides primary oversight of the PMD Turnover & Project Delivery group, ensuring all units and common areas of the development are prepared and ready for physical turnover to the buyers and homeowners associations. The role also provides secondary and delegated oversight of all PMD Operations personnel, driving operational efficiency and compliance across the Administration, Engineering, Finance, Security, and Housekeeping. Duties and Responsibilities Ensures quality of all housing units prior to acceptance from the Construction Group, with minimal to zero punchlist items. Drives timely unit turnover and ensures a seamless handover experience, maintaining zero or minimal buyer-generated punchlist items. Develops and implements programs that enhance the customer experience throughout the unit turnover process. Oversees the Unit Repair Team and optimizes repair costs while maintaining quality and turnaround standards. Provides end-to-end oversight of utility applications and energization timelines, including electricity and water services, across all developments. Collaborates with Cost Control, Planning/Engineering, and Construction teams to ensure the proper handover and operational readiness of start-up projects, including amenities, facilities, open spaces, and common areas prior to turnover to Homeowners Associations. Prepares and submits comprehensive monthly turnover and operations reports, covering turnover schedules, accepted units, rescheduled/no-show/deemed-accepted units, units for confirmation, repair status, inspection status, and utility installation status. Provides overall supervision and performance management of Property Administrators, Engineers, Assistants, and other site-based personnel. Ensures consistent implementation and compliance with company policies, systems, standards, and operating procedures across all assigned projects. Consolidates and ensures the timely submission of monthly operational and financial reports to Management. Represents Management in HOA Board Meetings and Annual General Membership Meetings. Ensures the establishment, implementation, and consistent enforcement of House Rules, Regulations, and Fit-Out Guidelines across all projects. Leads monthly departmental turnover and operations meetings with Property Administrators and Turnover Engineers to drive alignment, accountability, and operational performance. Ensures timely issuance of Association Dues Billing Statements and drives an average collection efficiency of at least 80% across all Homeowners Associations. Leads the preparation of the Property Management Group’s annual OPEX and CAPEX budgets and ensures the timely preparation and Board approval of annual HOA budgets and Association Dues rates. Provides overall oversight of project applications for DHSUD Certificates of Completion and Deeds of Donation with the respective LGUs. Drives sustainability initiatives across community operations by optimizing energy and water efficiency, reducing waste, and integrating environmentally responsible practices into maintenance and operational workflows. Partners closely with the Customer Care Department to drive customer satisfaction, strengthen cross-functional coordination, and ensure timely and effective resolution of escalated resident and client concerns. Coordinates with the AVP for Property Management in managing executive meeting schedules, ensuring appropriate departmental representation, alignment, and follow-through across Management and cross-functional meetings. Qualifications Graduate of Bachelor’s Degree in any course; a Degree in BS Civil Engineering is an advantage Minimum of five (5) years of relevant experience in Property Management, in a managerial capacity Familiar with Property Engineering, Accounting, Housekeeping, Security and Safety Knowledgeable in HLURB/DHSUD Laws and General Administration With strong communication, decision-making, negotiation, and listening skills Service-oriented with excellent interpersonal skills Proficient in MS Office applications Willing to be assigned in Biñan, Laguna; Site visits or trips to other sites/offices may occur.
