Pozisyon Bilgileri Pozisyon Adı: Kıdemli Elektrik Teknisyeni Departman: Teknik Hizmetler / Tesis Yönetimi Raporlama: Teknik Hizmetler Müdürü / Tesis Müdürü Deneyim Gereksinimi: Minimum 10 yıl bina ve plaza işletmesi tecrübesi Pozisyon Özeti Ticari bina ve plazaların elektrik altyapısının güvenli, verimli ve kesintisiz çalışmasını sağlamak üzere bakım, onarım, arıza giderme ve önleyici bakım faaliyetlerini yürütmek. Elektrik sistemlerinin düzenli kontrolünü yaparak tesis güvenliğini ve operasyonel sürekliliği sağlamaktan sorumludur. Ana Sorumluluklar Bakım ve Onarım Binanın tüm elektrik sistemlerinin (aydınlatma, priz grupları, jeneratör, UPS, trafo, kompanzasyon sistemleri) periyodik bakım ve onarımını gerçekleştirmek. Arızaların hızlı tespit ve giderilmesini sağlayarak operasyonel kesintileri minimuma indirmek. Elektrik pano, sigorta, şalter ve koruma rölelerinin kontrollerini yapmak ve gerektiğinde yenileme çalışmalarını koordine etmek. Önleyici Bakım Programları Yasal yükümlülükler ve üretici önerileri doğrultusunda önleyici bakım planlarını oluşturmak ve uygulamak. Jeneratör, UPS, yangın algılama sistemleri,BMS sistemleri ve acil aydınlatma sistemlerinin düzenli testlerini yapmak. Bakım kayıtlarını tutmak ve raporlamak, gelecek müdahaleleri planlamak. Elektrik Güvenliği ve Uyumluluk Elektrik tesisatlarının ilgili mevzuat, standartlar ve güvenlik normlarına uygunluğunu sağlamak. Periyodik kontrol ve ölçümleri (topraklama, kaçak akım, izolasyon testleri) yapmak veya yaptırmak. İş güvenliği prosedürlerine uygun çalışmak, kişisel koruyucu donanım kullanımına dikkat etmek. Acil durum prosedürlerini bilmek ve elektrik kaynaklı acil durumlarda müdahale etmek. Enerji Verimliliği ve Optimizasyon Elektrik tüketimini izlemek, verimsiz sistemleri tespit ederek enerji tasarrufu önerileri sunmak. LED dönüşüm, kompanzasyon optimizasyonu gibi iyileştirme projelerine teknik destek vermek. Güç faktörü ve harmonik değerlerini takip ederek elektrik kalitesini optimize etmek. Dokümantasyon ve Raporlama Günlük, haftalık ve aylık teknik raporları hazırlamak. Elektrik sistemleri ile ilgili tek hat şemalarını, pano şemalarını ve teknik dokümanları güncel tutmak. Arıza ve bakım kayıtlarını dijital sistemlerde tutmak. Ekipman envanter listelerini güncellemek. Koordinasyon ve İletişim Kiracılar ve bina kullanıcılarından gelen elektrik ile ilgili talepleri değerlendirmek ve çözmek. Diğer teknik ekip üyeleri (mekanik, HVAC, BMS teknisyenleri) ile koordineli çalışmak. Acil durumlarda 7/24 ulaşılabilir olmak ve nöbet sistemine dahil olmak. Dış hizmet sağlayıcıların çalışmalarını teknik açıdan denetlemek. Gerekli Nitelikler Eğitim Elektrik, elektronik veya enerji alanında meslek lisesi mezunu veya dengi diploma. Elektrik teknisyenliği veya ilgili alanda sertifika programları tamamlanmış olması tercih edilir. Deneyim Bina ve plaza işletmesinde minimum 10 yıl elektrik teknisyeni olarak çalışmış olmak. Ticari binalarda AG (Alçak Gerilim) tesisatları konusunda deneyim sahibi olmak. Jeneratör, UPS, trafo, kompanzasyon ve BMS (Bina Yönetim Sistemleri) konularında uygulama tecrübesi. Teknik Yetkinlikler Elektrik panoları, koruma röleleri ve otomasyon sistemleri hakkında ileri düzey bilgi. Elektrik ölçüm cihazlarını (multimetre, megger, pens ampermetre, topraklama ölçüm cihazı) kullanabilme. Elektrik proje ve şemalarını okuyabilme, yorumlayabilme. PLC, BMS ve SCADA sistemleri hakkında temel bilgi. AutoCAD veya benzeri teknik çizim programlarını kullanabilme (tercih). Sertifikalar ve Lisanslar İş Sağlığı ve Güvenliği eğitim sertifikaları. Yüksekte çalışma, elektrik panoları, yangın güvenliği gibi konularda sertifikalar (tercih). Kişisel Özellikler Güçlü problem çözme ve analitik düşünme yeteneği. Acil durumlarda soğukkanlı ve hızlı karar verebilme. Detaylara önem veren, titiz ve düzenli çalışma alışkanlığı. İyi iletişim becerileri ve takım çalışmasına yatkınlık. Vardiya ve nöbet sistemine uyum sağlayabilme. Teknolojik gelişmelere açık ve sürekli öğrenme motivasyonu. Çalışma Koşulları Mesai saatleri içinde çalışma, gerektiğinde vardiya ve nöbet sistemi. Acil durumlarda mesai dışı müdahale gerekebilir. Fiziksel olarak aktif çalışma (ayakta durma, merdiven kullanma, ağır ekipman taşıma). Yüksekte çalışma ve kapalı alanlarda çalışma gerekebilir. ------------------------- Position Title: Senior Electrical Technician Department: Technical Services / Facilities Management Reports To: Technical Services Manager / Facilities Manager Experience Requirement: Minimum 10 years of experience in building and plaza operations Position Summary Responsible for carrying out maintenance, repair, troubleshooting, and preventive maintenance activities to ensure the safe, efficient, and uninterrupted operation of electrical infrastructure in commercial buildings and plazas. Ensures facility safety and operational continuity through regular inspection of electrical systems. Key Responsibilities Maintenance and Repair Perform periodic maintenance and repair of all building electrical systems (lighting, outlet groups, generator, UPS, transformer, compensation systems). Ensure rapid fault detection and resolution to minimize operational disruptions. Conduct inspections of electrical panels, fuses, switches, and protective relays, and coordinate renewal work when necessary. Preventive Maintenance Programs Develop and implement preventive maintenance plans in accordance with legal obligations and manufacturer recommendations. Conduct regular tests of generators, UPS systems, fire detection systems, BMS systems, and emergency lighting systems. Maintain and report maintenance records and plan future interventions. Electrical Safety and Compliance Ensure electrical installations comply with relevant regulations, standards, and safety norms. Conduct or arrange periodic inspections and measurements (grounding, leakage current, insulation tests). Work in accordance with occupational safety procedures and use personal protective equipment. Know emergency procedures and respond to electrical emergencies. Energy Efficiency and Optimization Monitor electrical consumption, identify inefficient systems, and provide energy-saving recommendations. Provide technical support for improvement projects such as LED conversion and compensation optimization. Optimize power quality by monitoring power factor and harmonic values. Documentation and Reporting Prepare daily, weekly, and monthly technical reports. Keep electrical system single-line diagrams, panel schematics, and technical documents up to date. Maintain fault and maintenance records in digital systems. Update equipment inventory lists. Coordination and Communication Evaluate and resolve electrical requests from tenants and building users. Work in coordination with other technical team members (mechanical, HVAC, BMS technicians). Be available 24/7 in emergencies and participate in on-call rotation system. Technically supervise the work of external service providers. Required Qualifications Education Vocational high school graduate or equivalent diploma in electrical, electronics, or energy field. Completion of certificate programs in electrical technology or related fields is preferred. Experience Minimum 10 years of experience working as an electrical technician in building and plaza operations. Experience with LV (Low Voltage) installations in commercial buildings. Practical experience with generators, UPS systems, transformers, compensation systems, and BMS (Building Management Systems). Technical Competencies Advanced knowledge of electrical panels, protective relays, and automation systems. Ability to use electrical measurement devices (multimeter, megger, clamp ammeter, grounding measurement device). Ability to read and interpret electrical projects and schematics. Basic knowledge of PLC, BMS, and SCADA systems. Ability to use AutoCAD or similar technical drawing software (preferred). Certificates and Licenses Occupational Health and Safety training certificates. Certificates in areas such as working at heights, electrical panels, and fire safety (preferred). Personal Attributes Strong problem-solving and analytical thinking abilities. Ability to remain calm and make quick decisions in emergencies. Detail-oriented, meticulous, and organized work habits. Good communication skills and aptitude for teamwork. Ability to adapt to shift and on-call systems. Open to technological developments and motivated for continuous learning. Working Conditions Work during regular business hours, with shift and on-call system when necessary. Emergency response outside working hours may be required. Physically active work (standing, using ladders, carrying heavy equipment). May require working at heights and in confined spaces.
