Sales & Marketing Manager – Student Accommodation Reports to: Head of Marketing Works closely with: Content, Paid Media, SEO, Web, CRM and On-site Operations Role purpose This is a commercial sales role delivered through marketing . The Sales & Marketing Manager is responsible for achieving the annual student accommodation letting target by generating demand, managing sales channels and improving conversion. The role monitors booking pace throughout the letting cycle, identifies shortfalls early and takes corrective action before targets are at risk. This is not a traditional field-sales role and is not measured primarily by campaigns, traffic or engagement. Success is measured by bookings, occupancy, conversion and acquisition cost. Key responsibilities Digital demand generation Own the channels responsible for generating student enquiries and bookings, including: Paid search and paid social SEO and organic visibility Campaign targeting and budget allocation Landing pages and conversion tracking Retargeting CRM and email marketing Understand channel performance directly and continuously optimise activity towards bookings and occupancy. Acquisition performance Track performance from marketing spend through to completed booking, including: Enquiries and qualified leads Conversion rate Bookings generated Cost per enquiry Cost per booking Performance by channel Redirect spend towards the channels delivering the strongest commercial return. Agents and partnerships Manage international and domestic agents, education consultants and referral partners. Responsibilities include: Recruiting and onboarding partners Managing relationships and commissions Tracking bookings and cost per booking Identifying high- and low-performing partners Developing relationships with universities, pathway providers and other referral sources Performance is measured by bookings delivered , not the number of partners signed. Clearing and late bookings Own the strategy for Clearing and other fast-decision booking periods. Ensure campaigns, availability, landing pages, response times and follow-up are optimised to convert students quickly. Enquiry and conversion funnel Own the customer journey from first enquiry to completed tenancy. Monitor and improve: Landing pages and forms Lead quality Response and follow-up times CRM workflows Viewing and application conversion Booking completion Abandoned and lost enquiries Work closely with Operations to identify where students are dropping out and improve enquiry-to-tenancy conversion. Reputation and content Manage reviews and reputation activity that influence booking decisions. Ensure website content, room information, imagery, videos, virtual tours, pricing, availability and agent materials accurately represent the accommodation. Essential experience Candidates should have: Experience personally carrying a sales, revenue, occupancy or booking target Strong paid search and paid social experience Working knowledge of SEO Experience with landing pages, conversion funnels, CRM and email Strong analytical and spreadsheet skills Experience managing customer acquisition cost Experience managing agents, partners or third-party sales channels Ability to build and maintain sales pacing and forecasting models Evidence of achieving commercial targets expressed in numbers Candidates should be able to discuss previous performance in terms of: Target, bookings, occupancy, conversion, acquisition cost and revenue — not simply campaigns delivered.
