Job Summary The Receivable Accountant is responsible for managing the company’s accounts receivable functions, ensuring accurate and timely recording, billing, collection, and reconciliation of tenant and property-related receivables. The role involves monitoring outstanding balances, coordinating with tenants and property management teams, and maintaining accurate financial records in accordance with company policies and accounting standards. Key Responsibilities Accounts Receivable Management Prepare and issue tenant invoices, statements of account, and billing schedules. Record and monitor rental income, association dues, utility charges, parking fees, and other property-related receivables. Ensure accurate and timely posting of collections and other receivable transactions. Maintain detailed and accurate accounts receivable records for assigned properties or tenants. Monitor aging reports and identify overdue accounts requiring follow-up. Collections Coordinate with tenants regarding outstanding balances and payment concerns. Conduct regular follow-ups on overdue accounts and document collection activities. Work closely with the Property Management and Leasing teams to resolve billing disputes and collection issues. Prepare collection reports and provide updates on significant or long-outstanding balances. Assist in implementing collection procedures and escalation of delinquent accounts when necessary. Reconciliation and Reporting Reconcile tenant ledgers, bank collections, and accounting records on a regular basis. Investigate and resolve discrepancies in tenant accounts and payment postings. Prepare accounts receivable aging reports and other financial reports as required. Assist with month-end and year-end closing activities. Provide supporting schedules and documentation for internal and external audits. Property Accounting Support Coordinate with property managers regarding tenant billings, move-ins, move-outs, deposits, adjustments, and account settlements. Ensure proper accounting of security deposits, advance rent, and other tenant-related transactions. Review lease-related billing information and ensure charges are properly reflected in tenant accounts. Assist in the preparation of property-level financial reports. Qualifications Bachelor’s degree in Accounting, Finance, or a related field. At least 1–3 years of experience in Accounts Receivable or General Accounting ; property management or real estate experience is an advantage. Good understanding of basic accounting principles and accounts receivable processes. Proficient in Microsoft Excel and accounting software. Strong attention to detail and accuracy. Good analytical, organizational, and problem-solving skills. Good written and verbal communication skills. Ability to handle confidential financial information responsibly. Able to work independently and meet deadlines. Preferred Skills Experience handling tenant accounts and property-related billings . Knowledge of rental, lease, and property management accounting. Experience with accounting or property management systems. Strong collection and customer-service skills. Familiarity with Philippine accounting practices and documentation requirements is an advantage.
