Duties and Responsibilities: The Real Estate Analyst provides analytical, research, and project support across Weaver Group's brokerage, advisory, valuation, and consulting services. The role involves collecting and analyzing market data, preparing client presentations and investment memoranda, coordinating project requirements, and supporting consultants in delivering high-quality real estate solutions. As a member of a growing advisory firm, the Real Estate Analyst is expected to be resourceful, detail-oriented, commercially aware, and eager to learn. The successful candidate will have the opportunity to work on a diverse range of assignments, including market research, financial analysis, due diligence, portfolio reviews, valuations, client presentations, and strategic consulting projects. Research & Market Intelligence · Conduct market research across the office, industrial, logistics, retail, residential, hospitality, and land sectors. · Gather, verify, and organize market intelligence from various public and private sources. · Monitor market trends, lease rates, sales transactions, vacancy levels, new developments, and economic indicators. · Prepare market summaries, benchmarking studies, and research reports for internal and client use. · Maintain and update Weaver Group's market database Advisory & Transaction Support · Support consultants and Associate Directors in delivering advisory and brokerage engagements. · Assist in preparing client proposals, presentations, investment memoranda, and advisory reports. · Perform lease comparisons, financial comparisons, and property evaluations. · Coordinate project requirements with clients, property owners, brokers, and consultants. Financial & Investment Analysis · Assist in preparing financial analyses for acquisition, leasing, and investment decisions. · Develop lease comparison models and cash flow projections under the guidance of senior team members. · Support feasibility studies and investment evaluations. · Compile and analyze financial and market data to support client recommendations. Valuation & Due Diligence Support · Assist in collecting market comparables and valuation data. · Support the preparation of valuation reports and appraisal documentation. · Conduct research relating to property ownership, land titles, zoning, and market evidence. · Assist in commercial, legal, and property due diligence assignments. · Organize and maintain project documentation and supporting records. Property Inspections · Conduct site inspections with consultants or independently when assigned. · Capture clear photographs and videos of properties for documentation and analysis. · Observe and document property conditions, accessibility, surrounding developments, and neighborhood characteristics. · Conduct interviews with building administrators, property managers, brokers, tenants, or other relevant stakeholders when necessary. · Prepare inspection notes and field reports. GIS & Mapping · Prepare property location maps and market mapping materials. · Utilize GIS and mapping tools to support market studies, site selection exercises, portfolio analysis, and client presentations. · Maintain geographic databases and property mapping records Professional Development · Continuously develop knowledge of the Philippine real estate market. · Stay updated on economic trends, government regulations, taxation, and industry developments. · Participate in internal training and professional development initiatives. · Pursue continuous improvement in analytical, technical, and consulting skills. Qualifications: Bachelor's Degree in Real Estate Management or Economics Fresh graduates are encouraged to apply Internship experience in real estate, finance, consulting, research, banking, or related industries is an advantage but not required Strong interest in commercial real estate, investmets, and strategic consulting Willing to travel for site inspections and client meetings when required Pay: Php22,000.00 - Php25,000.00 per month Work Location: In person
