The role ensures accurate cost planning, budget management, contract administration, and financial control from project initiation through completion. In addition to managing project-level commercial requirements, the Quantity Surveyor will lead and oversee a team of Quantity Surveyors , ensuring the team delivers accurate, timely, and consistent cost and commercial outputs across projects. Working closely with the Project Manager, consultants, contractors, Procurement, and internal stakeholders, the Quantity Surveyor will help deliver projects on time, within budget, and in accordance with quality and commercial standards . Key Responsibilities Team Leadership & Management Lead, supervise, and provide direction to the Quantity Surveyor team , ensuring timely and accurate delivery of project cost and commercial requirements. Assign workloads, establish priorities, and monitor the team's performance across multiple construction projects. Review and validate cost estimates, quantity take-offs, BOQs, progress billings, variation orders, and commercial reports prepared by the team. Coach and develop Quantity Surveyors by providing technical guidance, feedback, and support on cost management and contract administration. Establish and maintain standardized processes, templates, and controls to ensure consistency and accuracy across projects. Serve as the escalation point for complex cost, contractual, and commercial issues, providing recommendations to the Project Manager and management. Coordinate with Project Managers and other stakeholders to ensure the Quantity Surveyor team is aligned with project timelines, priorities, and business requirements. Cost Planning & Estimation Prepare and/or oversee detailed cost estimates, quantity take-offs, and Bills of Quantities (BOQ) for Restaurant construction projects. Develop and review project budgets and cost plans during design and pre-construction phases. Review drawings and technical specifications to ensure cost estimates and quantity measurements are accurate. Guide the QS team in preparing and validating project cost estimates and BOQs. Cost Control & Financial Management Monitor project costs against approved budgets and identify potential cost overruns or commercial risks. Prepare and review cost reports, budget forecasts, and financial updates for management. Evaluate variations, change orders, and contractor claims, ensuring appropriate commercial assessment and documentation. Recommend cost-saving initiatives without compromising quality, safety, or project requirements. Monitor project cash flow and ensure commercial commitments remain aligned with approved budgets. Procurement & Contract Administration Lead or support contractor and supplier tender evaluations and commercial assessments. Analyze quotations and recommend commercially advantageous proposals. Prepare, review, and administer contracts, purchase orders, and project agreements. Ensure compliance with contractual obligations, commercial terms, and project milestones. Review contractor claims, progress billings, and variation orders to ensure accuracy and contractual compliance. Site Coordination Conduct regular site visits to validate completed work, quantities, and project progress in support of progress billing and cost control. Coordinate with Project Managers, consultants, contractors, and suppliers regarding project costs and commercial matters. Participate in project meetings and provide commercial recommendations and cost-related insights. Work closely with the project team to identify and resolve cost or scope issues that may impact project delivery. Project Reporting Prepare and/or oversee monthly commercial reports, project cost summaries, and management reports. Maintain accurate documentation of project costs, contracts, variations, claims, and commercial agreements. Track project financial performance and provide early identification of commercial risks and potential cost overruns. Support project close-out activities, including final account reconciliation and settlement of outstanding commercial matters. Ensure the QS team maintains complete and organized project documentation. Qualifications Education Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, Architecture, or a related field . Experience Minimum 5 years of Quantity Surveying experience in building construction. Experience managing or supervising a team of Quantity Surveyors or commercial staff is highly preferred. Experience handling restaurants, retail stores, commissaries, commercial buildings, or large-scale construction projects is highly preferred. Experience in hospitality, retail, or food manufacturing projects is an advantage. Technical Knowledge Strong understanding of: Quantity Take-Off (QTO) Bills of Quantities (BOQ) Cost Estimation Cost Control Project Budgeting Progress Billing Contract Administration Variation Order Management Contractor Claims Procurement Processes Proficient in: Microsoft Excel (Advanced) Microsoft Project (preferred) AutoCAD (basic interpretation) Cost Estimation Software ERP or Procurement Systems (preferred) Leadership & Competencies Strong people leadership and team management skills. Ability to manage multiple projects, priorities, and deadlines simultaneously. Strong analytical, financial, and commercial judgment. Excellent negotiation, communication, and stakeholder management skills. Highly organized with strong attention to detail. Ability to identify commercial risks and provide practical, cost-effective recommendations. Comfortable working in a fast-paced construction environment with changing project requirements.
