Utilizing Matterport hardware and software, along with auxiliary reality capture tools, the specialist ensures high-precision digital models, high-resolution imagery, and accurate spatial layouts to support virtual tours, property management, construction tracking, and marketing assets. Key Responsibilities & Accountabilities 1. On-Site Field Operations & Spatial Capture - Site Capture: Travel to designated residential, commercial, and institutional properties to conduct comprehensive 3D scans using Matterport cameras (e.g., Pro2/Pro3), LiDAR equipment, and mobile capture devices. - Property Preparation: Assess and prepare job sites prior to scanning (lighting adjustments, staging alignment, obstacle clearing) to ensure high-quality visual outputs. - Scan Quality & Coverage: Ensure complete spatial coverage with zero gaps, double-captures, or alignment errors; maintain correct camera height, spacing, and transition points between rooms/floors. 2. Data Processing & Deliverable Generation - Digital Twin Processing: Upload and process raw scan data via Matterport Cloud to generate 3D walkthroughs, digital twin models, and schematic floor plans. - Quality Assurance: Review virtual tours and 3D models for post-processing alignment, lighting balance, blurriness, and private data redaction (e.g., faces, personal identification, license plates). - Asset Tagging & Annotations: Add Mattertag notes, multimedia links, measurements, and room labels within digital models per project specifications. 4. Client & Stakeholder Coordination - On-Site Representation: Serve as a professional representative on-site, communicating effectively with property owners, facility managers, tenants, and site supervisors. - Project Handover: Coordinate with internal team leads to deliver digital assets (links, floor plans, high-res photos, mesh files) within scheduled turnaround times. Qualifications & Key Requirements - Experience: 1–3 years of hands-on experience operating Matterport equipment (Pro2/Pro3), 3D scanners, LiDAR, or professional photography equipment. - Industry Knowledge: Familiarity with real estate, proptech, property management, construction technology, or BIM/CAD fundamentals is highly preferred. - Technical Skills: - Proficiency with Matterport Capture App and Matterport Cloud Workshop. - Basic knowledge of spatial measurements, architectural layouts, and floor plan interpretation. - Exposure to photo editing software (Lightroom/Photoshop) or CAD/BIM viewers (Revit, Navisworks) is a plus. - Physical Requirements: Ability to stand and walk for extended periods, carrying equipment up to 15–20 kg across multi-story properties. Key Competencies & Soft Skills - Attention to Detail: Meticulous approach to framing, spatial alignment, and visual presentation. - Problem Solving: Ability to adapt quickly to unexpected on-site conditions (unfavorable lighting, active construction, restricted access). - Professional Communication: Excellent verbal and written communication skills when interacting with clients and internal project teams.
