We are seeking an experienced, strategic, and results-driven Property Operations Director to oversee property management activities, optimize operational performance, and ensure the efficient management of residential, commercial, and mixed-use properties. Key Responsibilities

• Oversee daily property operations and ensure all managed properties are maintained to established operational standards.
• Develop and implement property management strategies, operational policies, and performance improvement plans.
• Supervise property managers, facilities teams, administrative personnel, and external service providers.
• Monitor property performance, occupancy levels, maintenance activities, operating costs, and service quality.
• Manage property budgets, operating expenses, financial forecasts, and cost-control initiatives.
• Establish effective procedures for building maintenance, security, cleaning, inspections, and facility management.
• Coordinate leasing operations, tenant relations, contract administration, and property-related negotiations.
• Maintain professional relationships with tenants, landlords, investors, contractors, and other stakeholders.
• Review property reports and operational data to identify risks, inefficiencies, and opportunities for improvement.
• Ensure maintenance requests, tenant concerns, and operational issues are addressed promptly.
• Oversee vendor selection, service agreements, contractor performance, and procurement activities.
• Support property improvement projects, renovation planning, and asset enhancement initiatives.
• Monitor compliance with applicable property regulations, safety requirements, and internal operating procedures.
• Prepare management reports, operational updates, and recommendations for senior leadership.
• Identify opportunities to improve asset utilization, operational efficiency, tenant satisfaction, and overall property value. Qualifications and Skills
• Bachelor's degree or equivalent practical experience in Property Management, Real Estate, Business Administration, Facilities Management, or a related field.
• Significant experience in property operations, real estate management, facilities administration, or a similar leadership position.
• Proven ability to manage property portfolios, operational teams, budgets, and service providers.
• Strong knowledge of property maintenance, leasing operations, facility management, and tenant relationship management.
• Excellent leadership, decision-making, negotiation, and organizational skills.
• Good understanding of financial reporting, budget management, cost control, and operational performance indicators.
• Ability to manage multiple properties and prioritize competing operational requirements.
• Strong analytical and problem-solving abilities with attention to detail.
