# Property Manager / CFO **Gabriel Law Firm** · Brooklyn, NY 11223 · `On-site` 🕒 **Статус:** *Опубликовано: 8 дней назад* · *Источник: Indeed* --- ### About the Role Position Summary We are seeking an experienced and highly organized Property Manager to oversee the day-to-day operations of a portfolio of residential and/or commercial properties in the NYC Metro area. The ideal candidate is proactive, professional, responsive, and comfortable managing multiple priorities in a fast-paced environment. This is fully in person at either our Coney Island or Rockville Centre Location. Key Responsibilities - Oversee the daily operations and maintenance of assigned properties. - Serve as the primary point of contact for tenants, owners, vendors, and building staff. - Respond to tenant requests, complaints, and maintenance concerns promptly and professionally. - Coordinate repairs, preventative maintenance, inspections, and emergency services. - Obtain and review vendor proposals and coordinate scheduling of work. - Monitor vendor performance and ensure work is completed properly and on schedule. - Conduct regular property inspections and identify maintenance, safety, and operational concerns. - Manage building staff, including superintendents, porters, maintenance personnel, and other on-site employees, as applicable. - Maintain accurate property records, service logs, leases, certificates, and other documentation. - Assist with operating budgets, expenses, invoices, and capital improvement projects. - Review invoices and ensure expenses are properly documented and within approved budgets. - Coordinate with legal counsel, contractors, engineers, architects, and other professionals as needed. - Assist with compliance requirements, inspections, violations, permits, and required filings. - Coordinate responses to building violations and ensure corrective work is completed in a timely manner. - Handle after-hours emergencies and coordinate appropriate responses when necessary. - Maintain awareness of applicable NYC and New York State property management, housing, safety, and building requirements. - Assist with preparation and monitoring of property operating budgets. - Monitor property expenses and identify opportunities for cost savings. - Review property financial reports and communicate significant variances or concerns to ownership. - Provide ownership with operational and financial updates as needed. Qualifications - 3 to 5 years of property management experience, preferably managing properties in the NYC Metro area. - Strong knowledge of residential and/or commercial building operations. - Familiarity with NYC building and housing requirements, inspections, violations, and compliance processes. - Experience managing vendors, contractors, and building staff. - Strong organizational and time-management skills with the ability to manage multiple properties and competing priorities. - Excellent written and verbal communication skills. - Strong problem-solving and decision-making abilities. - Proficiency with Microsoft Office, property management software, and other standard office technology. - Ability to work independently while collaborating effectively with owners, tenants, employees, and outside professionals. - Availability to respond to property emergencies outside of regular business hours when required. Preferred Qualifications - Experience managing properties within New York City and/or Long Island/Westchester. - Experience with capital improvement and renovation projects. - Knowledge of NYC DOB, HPD, FDNY, and other applicable regulatory requirements. - Experience with budgeting, financial reporting, and operating expenses. - Experience working with residential, commercial, or mixed-use properties. - Valid driver's license and reliable transportation preferred.
