Backed by an Established Team. Are you an experienced, licensed Residential Property Manager who wants the freedom to grow your own portfolio without having to build an entire property management company from the ground up? An established property management company is looking to partner with motivated, entrepreneurial Property Managers interested in expanding their business throughout Snohomish County and the Greater Seattle area. We offer the best of both worlds: the personalized environment of a small, boutique-style team with the systems, resources, and operational support of an established company. This is not a salaried property management position, and we are not offering an existing portfolio of properties to take over. This is a 1099, commission-based independent contractor opportunity offering exceptional income potential. Property Managers enjoy the flexibility to set their own schedules, build and grow their portfolios, and take control of their earning potential. With no income ceiling, success is driven by individual ambition, performance, and the ability to develop and maintain a thriving book of business. What We Offer - 50/50 commission split with uncapped earning potential. - The credibility and support of an established property management company. - Established property management systems, processes, and operational support. - Company-generated leads and referrals as opportunities become available. - Established resources, tools, and infrastructure to support your portfolio. - A collaborative, boutique-style team environment. - Flexibility and independence to develop your own business. - The opportunity to build a long-term, recurring revenue stream through portfolio growth. You focus on building relationships, securing new management clients, and delivering exceptional property management services. We'll provide the tools and support to help you succeed. What You'll Do - Actively develop and grow your own portfolio of single-family residential rental properties. - Generate new business through networking, referrals, prospecting, and relationship building. - Establish and maintain strong relationships with rental property owners, investors, and residents. - Manage the day-to-day operations of your assigned residential portfolio. - Oversee leasing, marketing, tenant placement, renewals, and move-in/move-out processes. - Coordinate maintenance, inspections, vendor relationships, and property needs. - Oversee rent collections, lease compliance, and tenant communications. - Ensure compliance with applicable Washington State and local landlord-tenant laws and regulations. - Provide professional, responsive communication and exceptional service to owners and residents. - Represent the company professionally throughout your market. Who We're Looking For Required Qualifications: - Active Washington State real estate license. - Direct, hands-on experience in residential property management. - Working knowledge of Washington State landlord-tenant laws and residential property management practices. - Strong communication, organization, negotiation, and client relationship skills. - Self-motivated, proactive, and comfortable generating new business. - Ability to work independently while collaborating with a supportive team. Preferred Qualifications: - Experience with AppFolio property management software. - Existing relationships with rental property owners, real estate investors, brokers, or local real estate professionals. - Experience managing single-family homes, townhomes, or small residential investment portfolios. - Familiarity with residential rental markets throughout Snohomish County and/or King County. - Experience with leasing, vendor coordination, property inspections, and owner communications. This Opportunity Is Ideal For Someone Who... - Wants to grow their own residential property management business without operating independently. - Enjoys business development as much as managing properties. - Values autonomy but appreciates established systems and team support. - Is confident in their ability to attract and retain property owners. - Wants to build a scalable portfolio and grow their income over time. - Prefers a smaller, relationship-focused team over a large corporate environment. Compensation & Position Structure This is a 1099 independent contractor opportunity with 100% commission-based compensation and a 50/50 commission split. There is no guaranteed salary, hourly wage, or existing portfolio provided at the start. Company-generated leads will be shared as they become available; however, successful candidates should be prepared to actively develop their own client base. Earning potential is directly tied to the business you develop and the portfolio you manage. Interested in Growing With Us?
