# Project Manager - Residential Interior Projects **HALO** · Al Quoz · `On-site` 🕒 **Статус:** *Опубликовано: 5 дней назад* · *Источник: Indeed* --- ### About the Role We are looking for an experienced and results-driven Project Manager – Residential Interiors Projects to lead the successful execution of high-end residential interior design and fit-out projects from project award through handover. The Project Manager will be responsible for the overall planning, coordination, execution, commercial control, quality, programme, client management, and timely completion of assigned residential projects. The ideal candidate should have strong experience in luxury residential interiors, villa fit-outs, high-end apartments, joinery, MEP coordination, finishes, and turnkey interior projects , with the ability to manage multiple stakeholders and site teams effectively. KEY RESPONSIBILITIES: 1. Project Planning & Execution: Take overall ownership of assigned residential interior and fit-out projects from commencement to completion and handover. Develop detailed project execution plans, programmes, milestones, and resource requirements. Establish project priorities and ensure activities are executed in accordance with approved drawings, specifications, programme, and contractual requirements. Monitor daily and weekly progress against the approved project schedule. Identify potential delays, constraints, and risks and implement corrective measures proactively. Ensure smooth coordination between design, procurement, factory/joinery, site, MEP, subcontractors, suppliers, and client representatives. 2. Client & Consultant Management: Act as the primary project contact for clients, consultants, designers, architects, and other project stakeholders. Maintain professional and proactive communication throughout project execution. Attend client and consultant meetings and provide accurate progress updates. Manage client expectations while ensuring project requirements remain aligned with the approved scope and contract. Address project-related concerns, technical queries, variations, and site issues promptly. Maintain strong client relationships and support successful project handover and closure. 3. Site & Construction Management: Lead and coordinate site activities to ensure works are executed safely, efficiently, and in accordance with approved documentation. Coordinate site supervisors, engineers, foremen, subcontractors, and specialist contractors. Ensure proper sequencing of civil, architectural, joinery, MEP, flooring, ceiling, wall finishes, painting, kitchen, wardrobe, and other interior works. Conduct regular site inspections and ensure workmanship meets the required quality standards. Resolve technical and construction issues in coordination with the relevant departments. Ensure site teams are adequately resourced and working to the approved project programme. 4. Design & Technical Coordination: Coordinate with the Design and Technical teams to ensure timely release and approval of shop drawings, material submissions, samples, mock-ups, and technical details. Review drawings and specifications to identify discrepancies, constructability issues, and coordination requirements. Ensure approved drawings and latest revisions are issued to the relevant site and production teams. Coordinate design changes and ensure their impact on cost and programme is properly assessed. Ensure all works are executed strictly in accordance with approved drawings and specifications. 5. Joinery & Factory Coordination: Coordinate closely with the Joinery/Factory team for production planning, material requirements, shop drawings, mock-ups, and delivery schedules. Monitor joinery production progress against project requirements. Ensure site dimensions and approved drawings are properly coordinated before production. Coordinate installation sequencing and delivery of joinery items to site. Monitor quality of factory-produced items before dispatch and installation. Ensure snagging and rectification of joinery works are completed within the required timelines. 6. Procurement & Material Coordination: Coordinate with Procurement to ensure timely ordering and delivery of project materials. Review procurement schedules against project programme. Identify long-lead materials and ensure early action is taken. Coordinate material approvals, samples, mock-ups, and substitutions where required. Monitor material availability and prevent project delays caused by procurement constraints. 7. Commercial & Cost Control: Monitor project costs, budgets, variations, and financial performance. Work closely with QS/Commercial teams to ensure project costs remain within approved budgets. Identify and document variations and additional works before execution wherever commercially practicable. Review subcontractor and supplier requirements in coordination with the Commercial/Procurement teams. Ensure scope changes are properly documented and communicated. Support preparation and evaluation of variation orders, claims, and commercial submissions. 8. Programme & Progress Monitoring: Prepare and maintain project programmes and look-ahead schedules. Track project milestones and critical-path activities. Conduct regular progress reviews with project teams. Prepare weekly and monthly project progress reports for Management. Highlight delays, risks, manpower requirements, procurement constraints, and decisions required from Management. Implement recovery plans where project progress falls behind schedule. 9. Quality Control & Handover: Ensure all works comply with approved drawings, specifications, project standards, and quality requirements. Coordinate inspections, mock-ups, sample approvals, and quality checks. Ensure snagging activities are systematically recorded and closed. Coordinate testing and commissioning of MEP systems where applicable. Lead the project handover process and ensure all documentation, warranties, manuals, and completion requirements are properly submitted. Ensure the project is handed over within the agreed programme and required quality standards. 10. Health, Safety & Site Compliance: Ensure site teams and subcontractors comply with applicable UAE HSE requirements and project-specific safety procedures. Coordinate with HSE personnel to address unsafe practices and site risks. Ensure appropriate permits, method statements, risk assessments, and site requirements are followed where applicable. Promote a safe, disciplined, and professional working environment across project sites. 11. Team Leadership: Lead, motivate, and manage project teams to achieve project objectives. Clearly define responsibilities and ensure accountability across project personnel. Coordinate effectively with Design, QS, Procurement, Factory, HR, Finance, Logistics, and Operations. Conduct regular project coordination meetings and ensure actions are followed through to completion. Escalate critical operational, commercial, technical, or manpower issues to Management without delay. The Project Manager will be measured against: Timely completion of projects. Achievement of project milestones and programme targets. Project cost and budget control. Effective management of variations and additional works. Quality of completed works. Reduction and timely closure of snags. Client and consultant satisfaction. Procurement and material delivery coordination. Joinery production and installation coordination. Effective manpower and resource planning. Subcontractor and supplier performance. HSE compliance. Accuracy and timeliness of project reporting. Successful project handover and close-out. REQUIRED QUALIFICATIONS & EXPERIENCE: Bachelor's degree or Diploma in Civil Engineering, Interior Design, Architecture, Construction Management, or a related field . Minimum 7–10 years of relevant experience in interior fit-out/project management. Strong experience in high-end residential interiors and villa projects is preferred. Proven experience managing projects from mobilisation through completion and handover. Strong knowledge of interior fit-out, joinery, MEP coordination, architectural finishes, and construction activities . Experience working with clients, consultants, architects, designers, subcontractors, and suppliers. UAE/GCC project experience is strongly preferred. Strong understanding of project scheduling, cost control, procurement, quality, and site execution. Proficiency in MS Project, Primavera, AutoCAD, MS Office, and project management/reporting systems is preferred.
