We run our own trucks and crews out of a Newark warehouse and work in occupied Class A office buildings for law firms, financial firms, hospitals, universities and furniture dealers. We are family-owned, non-union, and growing. The owner runs sales and operations personally today and is hiring this role to take real work off his desk. You report to the Operations Manager and the owner. The job You own projects from first walkthrough to final invoice. You scope the job, price it, write the proposal, win it, plan it, run it and close it out. On a given week you might walk a 20,000 SF law firm floor with a tenant-rep broker on Monday, price a dealer's delivery and install on Tuesday, sit in a GC coordination meeting Wednesday, and be on site at 6 AM Saturday when the trucks roll. This is a seat for someone who already knows the business. We are not training you on what a punch list is. What you will do - Walk sites and scope relocations, FF&E deliveries and installs, decommissions and liquidations - Build estimates and proposals in our template: labor hours, crew mix, trucks, equipment, materials, phasing - Present and defend pricing to clients, brokers, project managers, dealers and GCs - Be the client's single point of contact from award through close-out - Attend pre-construction, coordination and move-planning meetings on the client's behalf and ours - Produce move plans, phasing schedules, labeling and signage plans, and building logistics (COIs, elevator reservations, loading dock windows, floor protection) - Coordinate with dispatch and the warehouse so the right crew, trucks and materials show up - Run large jobs on site: direct supervisors, manage the client walkthrough, handle changes in real time - Track scope changes and write change orders before the work is done, not after - Close out: punch list, damage claims, final sign-off, hand-off to billing - Keep project files, photos and correspondence organized in our systems (Google Workspace, QuickBooks, CompanyCam, HubSpot) What we are looking for - 5+ years in commercial moving, furniture installation, office interiors or FF&E logistics in the NYC metro - Has scoped and priced jobs, not just run them - Reads floor plans, furniture typicals and install drawings - Knows how occupied Manhattan buildings work: freight elevators, dock rules, COI requirements, union buildings, after-hours work - Writes clearly. Proposals and client emails go out under your name - Comfortable in front of tenant-rep brokers, corporate facilities teams, dealers and GCs - Nights and weekends when the job demands it (most moves happen after hours) - Valid driver's license; OSHA 10 or 30 a plus - Bonus points: dealer-side experience (MillerKnoll, Steelcase, Haworth, Knoll lines), systems furniture certification, experience with decommissioning and liquidation Pay and benefits - $90,000 to $120,000 base, based on experience - Discretionary annual bonus - Health and dental insurance - Paid time off and holidays - Phone and commuting allowance, negotiable - Hybrid after six months - Direct line to the owner; this role grows as we grow How to apply Apply through Indeed with a resume.
