The Project Manager will be responsible for managing the project from mobilisation through completion and handover, ensuring that all works are delivered on time, within budget, to the required quality standards, and in accordance with the approved design and specifications . The ideal candidate will have strong experience in high-end residential construction and interior fit-out , with excellent knowledge of contractors, subcontractors, MEP coordination, joinery, procurement, finishes and site management. Key Responsibilities Project Management - Take overall responsibility for the planning, coordination and execution of assigned projects. - Develop and maintain the project programme, milestones and critical path. - Coordinate all project activities between the client, design team, consultants, contractors and suppliers. - Monitor project progress and provide regular reports to management. - Identify potential delays, risks and issues and implement corrective actions. Construction & Site Management - Coordinate the main contractor and all specialist subcontractors. - Oversee construction, interior fit-out, MEP, joinery, kitchen, bathroom, landscaping and external works. - Ensure construction follows approved drawings, specifications and design intent. - Coordinate site activities to avoid clashes and delays. - Conduct regular site inspections and progress meetings. - Ensure proper sequencing of works and efficient site operations. Design & Technical Coordination - Coordinate between architects, interior designers, MEP consultants, structural engineers and contractors. - Review shop drawings, material submissions, samples and technical proposals. - Identify design discrepancies and coordinate resolutions before construction. - Ensure design changes are properly documented and communicated. Cost & Commercial Management - Monitor project budgets and expenditure. - Review contractor quotations, variations and payment applications. - Track approved and pending variations. - Work closely with the Quantity Surveyor/Cost Controller. - Identify opportunities to control costs without compromising design quality. - Maintain accurate records of project costs and commitments. Procurement - Coordinate procurement schedules with the project programme. - Monitor long-lead items and ensure orders are placed on time. - Coordinate with suppliers and specialist contractors. - Track delivery, installation and approvals of materials and finishes. Quality Control - Ensure all works meet the required quality and luxury fit-out standards. - Coordinate inspections and approvals. - Monitor workmanship, materials and finishes. - Manage snagging, rectification and final inspection. - Ensure the project is handed over to the required standard. Health & Safety - Ensure contractors comply with UAE health and safety requirements and site regulations. - Coordinate with the HSE team/officer. - Ensure appropriate risk assessments and method statements are in place. - Address unsafe practices immediately. Handover - Manage practical completion and final snagging. - Coordinate testing and commissioning of MEP systems. - Ensure as-built drawings, warranties, manuals and other handover documents are received. - Coordinate final inspections and client handover. Required Qualifications - Bachelor's degree in Construction Management, Civil Engineering, Architecture, Interior Architecture or a related discipline . - PMP certification is highly preferred. - FIDIC/construction contract knowledge is highly desirable. - Additional qualifications in construction, project management, HSE or quantity surveying are an advantage. Required Experience - 8–10+ years of professional construction/project management experience. - Minimum 3–5 years of experience managing luxury residential or high-end villa fit-out projects in Dubai/UAE . - Proven experience managing multiple contractors and specialist subcontractors. - Strong knowledge of interior finishes, joinery, kitchens, MEP and architectural works. - Experience managing projects from mobilisation through final handover. - Strong understanding of project programmes, budgets, procurement and variations. - UAE construction regulations and approval processes experience preferred. Skills & Competencies - Strong leadership and team-management skills. - Excellent communication and negotiation skills. - Strong knowledge of construction methodology and sequencing. - Excellent programme and time-management skills. - Strong attention to detail. - Ability to read and understand architectural, interior design, structural and MEP drawings. - Strong problem-solving and decision-making abilities. - Proficient in MS Project or Primavera P6, Excel and project-management software . - Ability to manage pressure, deadlines and multiple stakeholders. - Strong understanding of luxury residential standards and attention to finishes. Preferred Candidate ARC & ATELIER is looking for a hands-on Project Manager , not purely an administrative PM. The successful candidate must be comfortable being actively involved on site, coordinating contractors, resolving technical issues, monitoring workmanship and driving the project through to completion. Pay: AED5,474.93 - AED15,000.00 per month Work Location: In person
