Visit our website: www.baselinehk.com Job Description - Establish relationship with Designers. Architects, Developers and Luxury hospitality and retail brands - Support client pitches and presentations and help build repeat business through professional project delivery. - Lead lighting design projects from initial enquiry, proposal and appointment through design development, tender, construction, commissioning and completion. - Act as the main day-to-day contact for clients, including developers, architects, interior designers and operators. - Attend and lead client, consultant and site meetings; issue clear follow-up actions and progress updates. - Work closely with Design Managers and Lighting Designers to plan deliverables, allocate resources and maintain design quality. - Prepare and coordinate fee proposals, quotations, scopes of service, consultant agreements and tender documentation. - Manage project programmes, budgets, fees, variations, resource use, invoicing and follow-up of outstanding payments. - Identify changes in scope early, document them properly and pursue additional fees were justified. - Coordinate lighting suppliers, manufacturers and contractors on technical submissions, samples, mock-ups, shop drawings, procurement status and delivery milestones. - Review technical submissions for compliance with design intent and project requirements. - Attend site inspections; resolve installation, coordination and quality issues with contractors and consultants. - Support testing, commissioning, focusing/aiming and project handover. - Maintain accurate project records, approvals, schedules, risks, budgets and reports in the company’s CRM/ERP and project-management systems. Essential requirements - 5+ years’ relevant project-management experience in architectural lighting design, interior design, architecture, building services, fit-out, construction, MEP or a closely related technical design environment. - Proven experience managing projects from briefing through construction and handover—not only producing schedules or following up actions. - Strong understanding of construction sequencing, consultant coordination, shop drawings, technical submissions, procurement and site processes. - Commercial awareness, with practical experience in fee proposals, budget tracking, scope control, variations, invoicing and/or project profitability. - Confident client-facing communication skills, including running meetings, giving presentations and managing difficult conversations professionally. - Ability to coordinate multiple stakeholders and keep clear control of programme, deliverables, risks and responsibilities. - Good English communication skills. Cantonese and Chinese is a plus. - Proficiency in Microsoft Office, especially Excel, PowerPoint and Word; confident using project-management, CRM or ERP systems and AI. - Willingness to attend client meetings and construction sites as required. - A proactive, accountable and detail-focused working style; able to anticipate issues and drive decisions to closure.
