Reporting to senior operational leadership, this role takes complete ownership of project delivery, budget control, subcontractor integration, site safety, and client stakeholder management from contract award through closeout. Key ResponsibilitiesMulti-Trade Execution & Site Supervision - Direct and integrate all trade disciplines on-site—including civil, architectural, electrical, mechanical, plumbing, fire protection, and custom interior fit-out teams. - Ensure daily construction activities adhere to approved architectural and engineering shop drawings, material specifications, and quality standards. - Conduct regular site walkthroughs to audit trade progress, resolve cross-trade design conflicts, and ensure immediate operational fixes. Schedule & Resource Management - Develop, update, and manage master project baselines (Gantt charts, critical path methods) to guarantee on-time milestone achievements. - Coordinate material requisitions, site ingress/egress schedules, equipment deployment, and manpower loading across all trade contractors. - Monitor supply chain lead times and resolve procurement or material delivery bottlenecks before they disrupt site timelines. Budget, Cost Control & Commercial Management - Manage overall project profitability by tracking actual expenditures against approved bill of quantities (BOQ) and project baselines. - Evaluate, negotiate, and submit formal variation orders (VOs), scope changes, and trade subcontractor progress billings. - Implement strict inventory control protocols for job-site materials, tool turnover, and surplus returns to minimize wastage and leakage. Stakeholder Management & Quality Assurance - Act as the main operational liaison between client representatives, general contractors, architects, structural engineers, and internal management. - Facilitate weekly project review meetings, issue progress status reports, and document formal meeting minutes and action items. - Enforce Quality Assurance/Quality Control (QA/QC) benchmarks across all trade deliverables, conducting pre-turnover punch-listing and rectification. Safety, Governance & Project Closeout - Enforce site safety Standard Operating Procedures (SOPs), personal protective equipment (PPE) compliance, and risk control measures across all trade teams. - Coordinate local authority permits, site access passes, and building administration clearances prior to site mobilization. - Manage formal project closeout procedures—including joint walkthroughs, delivery sign-offs, operational manual turnovers, as-built documentation packages, and final account settlements.
