The successful candidate will take full, on-site ownership of our luxury hotel development, managing the project from its current stage through to successful handover and international brand commissioning. This is a full-time resident role requiring an agile, resilient leader who has successfully delivered 4-star or 5-star properties under strict international brand guidelines. The candidate must possess deep technical expertise in luxury finishes, complex hospitality MEP systems, and international procurement logistics. CORE RESPONSIBILITIES On-Site Project Leadership: Serve as the primary authority on-site, directing all contractors, subcontractors, architects, and engineering teams to ensure strict compliance with project timelines, budget, and design specifications. International Quality Control (QC): Enforce uncompromising international luxury construction standards. Personally supervise and sign off on high-end structural elements, architectural finishes, acoustic partitioning, and aesthetic detailing. MEP & Hospitality System Oversight: Manage the integration and installation of complex hotel infrastructure, including central HVAC systems, commercial kitchens, industrial laundries, water filtration plants, synchronized backup power generation, and advanced security/fire life-safety networks. Contract & Claims Management: Administer project contracts utilizing international standards (primarily FIDIC). Review, negotiate, and manage variations, change orders, and subcontractor claims to fiercely protect the owner’s financial interests. Global Supply Chain & Logistics: Coordinate with procurement teams to manage the logistics, customs clearance, and on-site delivery of imported premium materials, fixtures, and FF&E (Furniture, Fixtures, and Equipment). Testing, Commissioning & Handover: Lead a rigorous Testing & Commissioning (T&C) phase for all building systems, ensuring the property seamlessly passes international brand standard audits and is fully prepared for operations. REQUIRED EXPERIENCE & QUALIFICATIONS Education: Bachelor’s Degree in Civil Engineering, Construction Management, Architecture, or a closely related field. A Master’s degree or PMP (Project Management Professional) certification is highly desirable. Experience: Minimum of 10–15 years of construction management experience, with at least 2 completed major hospitality projects (4/5-star hotels) delivered from ground-breaking or mid-stage through to handover. International Exposure: Proven experience working on high-end hospitality builds in competitive international markets (e.g., GCC/Gulf region, East Africa, Southeast Asia, or India). Must have direct experience navigating international brand standard guidelines. Technical Skills: Expert proficiency in project scheduling and tracking software (e.g., Primavera P6, MS Project, Procore). Strong command of FIDIC contract frameworks. Key Attributes: Exceptional leadership, strict authority on-site, a proactive problem-solving mindset, and the cultural adaptability required to manage diverse local and expatriate labor forces in an emerging market.
