The successful candidate must have a strong engineering background, preferably with a degree in Mechanical, Electrical, Civil, Building Services, Facilities Engineering, or a closely related engineering discipline, combined with significant experience managing building maintenance and facilities operations in the UAE or GCC. MANDATORY: ENGINEERING BACKGROUND An engineering background is a core requirement for this position. Candidates must have a relevant Engineering degree or equivalent technical qualification and substantial professional experience in building maintenance, facilities management, MEP operations, property maintenance, or engineering services. Candidates without a relevant engineering/technical background or without direct experience in building maintenance and facilities operations will not be considered. MANDATORY: ARABIC & ENGLISH FLUENCY Professional fluency in both Arabic and English is mandatory. The successful candidate will serve as a key Arabic-speaking point of contact for clients, tenants, government authorities, municipalities, regulatory bodies, vendors, and subcontractors. The role requires the ability to conduct professional communication, negotiations, meetings, operational discussions, and reporting in both Arabic and English. Candidates who do not meet the Arabic and English language requirement will not be considered. KEY RESPONSIBILITIES Lead, plan, direct, and coordinate all BMU operational activities, including preventive and corrective maintenance. Oversee engineering and maintenance operations across managed properties. Develop and implement operational policies, procedures, KPIs, and service delivery standards. Monitor daily operations to ensure work is completed on schedule, within budget, and to required quality standards. Manage emergency maintenance situations and ensure prompt resolution with minimal disruption. Lead and manage multidisciplinary teams of engineers, technicians, and support staff. Conduct performance evaluations, establish objectives, and support professional development. Promote a strong safety culture and ensure compliance with HSE requirements. Act as the primary Arabic-speaking liaison with clients, tenants, government authorities, municipalities, and regulatory bodies. Conduct regular site inspections and provide technical findings and recommendations to senior management. Negotiate and manage contracts with vendors, suppliers, and subcontractors in Arabic and English. Prepare and manage the annual operations budget and identify cost-saving opportunities. Oversee procurement of maintenance materials, tools, spare parts, and equipment. Prepare detailed operational and financial reports for senior management in Arabic and English. Ensure high standards of building maintenance, engineering services, reliability, and service delivery across all managed properties. MANDATORY REQUIREMENTS Engineering degree or equivalent technical qualification in Mechanical, Electrical, Civil, Building Services, Facilities Engineering, or a related discipline. Strong professional background in Building Maintenance, Facilities Management, MEP, Engineering Operations, or Property Maintenance. Proven experience managing large-scale building maintenance or facilities operations in the UAE or GCC. Demonstrated experience leading engineers, technicians, and multidisciplinary maintenance teams. Experience working with UAE government authorities, municipalities, and regulatory bodies. Strong knowledge of preventive and corrective maintenance, MEP systems, facilities operations, HSE, procurement, budgeting, and vendor management. Strong leadership, negotiation, stakeholder management, and problem-solving skills. Professional fluency in Arabic and English – MANDATORY. Excellent written and verbal communication skills in both Arabic and English. Valid UAE Driving License – MANDATORY. Ability to travel between sites and conduct regular site visits as required. Ability to work in person and manage operational requirements in a fast-paced environment.
