Operations Manager
Job Summary The Operations Manager is responsible for overseeing the daily operations of the storage and warehouse rental business, ensuring efficient facility management, tenant satisfaction, revenue growth, and operational excellence. The role includes managing warehouse occupancy, facility maintenance, staff supervision, customer relations, safety compliance, and supporting business expansion initiatives. The Operations Manager will develop and implement strategies to maximize utilization, improve operational efficiency, and drive the company's growth through expansion projects and new business opportunities. Key ResponsibilitiesOperations Management Oversee the day-to-day operations of all storage and warehouse facilities. Ensure smooth leasing, move-in, move-out, and inventory storage processes. Monitor facility occupancy rates and implement strategies to maximize utilization. Establish and improve operational policies, procedures, and service standards. Coordinate with maintenance teams to ensure facilities remain safe, clean, secure, and operational. Monitor utility consumption and operational expenses to optimize costs. Customer and Tenant Management Manage relationships with existing tenants and clients. Address customer concerns, complaints, and service requests promptly. Ensure high levels of customer satisfaction and retention. Coordinate lease renewals and support sales and marketing efforts to attract new tenants. Staff Leadership and Development Supervise and manage warehouse personnel, administrative staff, and facility teams. Conduct performance evaluations and provide coaching and development opportunities. Ensure staff compliance with company policies, safety regulations, and operational procedures. Foster a culture of accountability, teamwork, and continuous improvement. Financial and Administrative Management Prepare and manage operational budgets. Monitor operational expenditures and identify cost-saving opportunities. Review billing, collections, and lease administration processes. Generate operational and financial reports for management review. Assist in forecasting occupancy, revenue, and resource requirements. Compliance, Safety, and Risk Management Ensure compliance with local regulations, building codes, environmental requirements, and safety standards. Implement and monitor workplace health and safety programs. Conduct regular facility inspections and risk assessments. Develop emergency response and business continuity plans. Business Expansion and Growth Lead and support expansion projects, including new warehouse developments, facility upgrades, and additional storage locations. Conduct feasibility studies and operational assessments for expansion opportunities. Coordinate with contractors, suppliers, consultants, and government agencies during expansion projects. Develop operational plans for newly acquired or constructed facilities. Participate in strategic planning and business development initiatives to increase market presence and profitability. Identify opportunities for service diversification, process automation, and technology integration. Digital Systems and Technology Management Utilize warehouse management systems (WMS), ERP systems, CRM platforms, and other digital tools to improve operational efficiency. Monitor operational KPIs through dashboards and reporting systems. Lead digital transformation initiatives, including process automation and implementation of new technologies. Ensure accurate data management and reporting across operational systems.
