Full job description ABOUT CONCORD Concord Capital is a vertically integrated multifamily investment and development firm based in Chicago. Our founder previously built and exited a 200-employee vertically integrated real estate platform, and we've brought that same operating discipline to a growing portfolio spanning acquisitions, construction, and property management - all in-house, all under one roof. We're one of the most active owner-side players in the middle market, with a $150M development pipeline, a recent $100M capital raise, and a target of 2,000 units over the next three years. At Concord, we don't just own properties - we operate them ourselves through Aligned Residential, our in-house property management company. That means the people running our sites carry real ownership over how a building performs. THE ROLE We're hiring an Onsite Property Manager for Aligned Residential, Concord's in-house property management company, to be the face and backbone of one of our residential communities. You'll have daily operations end to end - leasing, resident relations, maintenance, and compliance - and deliver consistent, Class A experience on behalf of ownership. This is a hands-on, site-level seat for someone who takes pride in running a building as if it were their own. You'll report directly to our Director of Property Management and work alongside an in-house maintenance team and an ownership group that's genuinely invested in getting operations right. WHAT YOU'LL OWN Leasing & Occupancy - Run the full leasing cycle from lead generation to lease execution. Keep occupancy at target through proactive marketing, outreach, and competitive pricing. Track and report on pipeline and trends. Stay fully compliant with Fair Housing laws and company policy. Resident Relations: Be the primary point of contact for residents. Enforce lease terms consistently and professionally, draft notices, and manage the delinquency process. Run clean move-ins and move-outs and resolve escalations with urgency and composure to maintain high retention. Property Operations - Conduct regular interior and exterior inspections and drive issues to resolution. Manage work orders start to finish, hold vendors and maintenance staff accountable, coordinate bids and scopes, and help identify and oversee capital improvements and preventative maintenance. Direct onsite staff and own the property's standards. Financial & Reporting - Collect rent and manage delinquency with thorough documentation at every stage. Prepare monthly reports with variance analysis, assist with the annual budget, and code and approve invoices within your spending authority. Keep all records up to date and accurate in our property management software. WHAT WE'RE LOOKING FOR 3–5+ years of residential property management experience in a site-level or senior role Working knowledge of Chicago landlord-tenant law, Fair Housing regulations, and local housing codes A track record of maintaining high occupancy and strong leasing performance. Experience coordinating vendors, contractors, and maintenance personnel. Proficiency in property management software (AppFolio, Yardi, RealPage, or equivalent) WHO THRIVES HERE Hungry and competitive - treats occupancy, retention, and property performance like personal wins.
