Position Overview The MEP Project Manager directs engineering design coordination, site installation, testing, and integrated commissioning of all mechanical, electrical, plumbing, ELV, and life safety infrastructure. The role ensures building services are seamlessly integrated into structural and architectural elements while meeting stringent luxury hotel operator criteria. 2. Core Management Responsibilities Systems & Spatial Coordination · Drive spatial coordination, composite trade elevation drawings, ceiling cavity clearance management, and clash-free services integration across all MEP disciplines. Technical Procurement & Submittals · Oversee technical submittal reviews, factory acceptance tests (FAT), and procurement of long-lead plant equipment (chillers, generators, switchgear, pumps, boilers, transformers). Subcontractor & Specialist Oversight · Manage specialized MEP packages including HVAC ducting/piping, electrical distribution, ELV/IT networks, plumbing/sanitaryware, fire fighting, and BMS automation teams. Testing, Commissioning & Handover · Direct system flushing, hydro-testing, air/water balancing, load testing, integrated system testing (IST), and official handover of central plants to hotel engineering management. Financial & Variation Control · Quantify MEP scope variations, evaluate subcontractor claims, manage MEP budget allocations, and perform value engineering without compromising hotel quality. Interface Management · Manage interfaces between MEP backbones, civil structures, architectural bulkheads, interior millwork, decorative lighting fixtures, and local utility service providers. 3. Specialized Hotel Finishing Stage Focus · GRMS & ELV Systems Integration: Direct installation, integration, and user-interface testing of Guest Room Management Systems (GRMS), smart thermostats, door access controls, motorized drapery, IPTV, Wi-Fi 6 APs, and occupancy sensors. · HVAC Noise & Thermal Comfort: Ensure Fan Coil Units (FCUs) and Air Handling Units (AHUs) comply with strict Noise Criterion (NC 25–30), with attenuated ductwork, low-velocity diffusers, and draft-free temperature distribution. · Public Area & Specialty Lighting: Coordinate high-end architectural dimming (DALI/KNX), chandelier installation, feature cove lighting, and landscape/facade illumination for lobbies, restaurants, and ballrooms. · Life Safety & Central Systems Commissioning: Lead Cause-and-Effect Matrix testing across Fire Alarm, Voice Evacuation, Smoke Management, Sprinklers, and Stairwell Pressurization for Civil Defense licensing and hotel opening. 4. Detailed Delivery & System Integration Matrix System Package Scope of Work Key Interfacing Teams GRMS & Guest Controls Integrate guest room panels, PMS software links, HVAC setbacks, light scenes, and door lock interfaces. Validate room welcome scenes. ELV Subcontractor, Guest Room Lock Supplier, Operator IT Team Acoustics & Air Balance Measure sound pressure levels; execute TAB (Testing, Adjusting, Balancing) for silent draft-free airflow. Acoustic Consultant, HVAC TAB Specialist, Interior Decorator Feature Lighting Control Program dimming schedules and ambient mood lighting scenes for lobbies, spa, dining venues, and lounges. Lighting Designer, ID Fit-Out Contractor, Electrical Trade Plumbing & Water Systems Commission hot water recirculation, water filtration/softening, booster pumps, and pressure reducing valves. Plumbing Contractor, Hotel Chief Engineer, Health Inspectorate Life Safety Integration Validate fire alarm shut-offs, smoke curtain drops, elevator recall, stairwell pressurization, and generator power transfer. Civil Defense Inspector, Fire Protection Engineer, BMS Team 5. Key Performance Indicators (KPIs) · Acoustic & NC Compliance: 100% pass rate on third-party acoustic testing (NC 25–30). · GRMS & ELV Reliability: Zero communication lag or system logic faults during operator soft-opening trials. · Life Safety & Civil Defense Approval: First-pass successful Civil Defense inspection with no delays in occupancy permits. · Integrated Systems Testing (IST): Flawless generator fail-over and full load transfer prior to operator handover. 6. Engineering Sign-Off & Governance The MEP Project Manager holds direct technical sign-off authority for: · Building service submittals · Testing & balancing reports · Life safety cause-and-effect certifications · Final MEP room clearance certificates required for hotel operator acceptance Work Location: In person
