We are seeking an experienced Maintenance Operations Manager to lead the overall performance, staffing, systems, and day-to-day operations of our Maintenance and Inspections departments. This is primarily an operations leadership role, not a field technician or construction management position. The right person will be comfortable leading people, making decisions, managing through data, improving processes, and creating an operation that functions effectively without constant leadership intervention. Responsibilities In this role, you will: Lead the day-to-day operations of the Maintenance and Inspections departments, ensuring work is prioritized, assigned, tracked, documented, and completed efficiently. Manage and develop maintenance coordinators, field technicians, and maintenance leadership while establishing clear expectations and accountability. Monitor work-order volume, response times, aging, backlog, completion times, and overall department performance. Recruit, hire, onboard, train, and develop maintenance team members while maintaining a strong pipeline of qualified candidates. Establish clear processes, operating standards, and escalation guidelines so routine issues are resolved effectively within the department. Build and manage a dependable vendor network, including evaluating pricing, quality, responsiveness, reliability, and overall performance. Oversee inspection readiness and ensure maintenance-related items are addressed quickly to minimize failed inspections, delays, and lost revenue. Use operational reporting and KPIs to identify performance issues, recurring problems, staffing needs, and opportunities for improvement. Identify root causes of recurring operational issues and implement solutions that improve long-term performance rather than repeatedly addressing the same problems. Make sound repair-versus-replace and vendor decisions with consideration for quality, cost, urgency, and long-term value. Work cross-functionally with Property Management, Construction, Leasing, Collections, Accounting, and other operational teams. Create an environment of accountability, follow-through, continuous improvement, and strong communication. Expected Experience We are looking for an experienced operations leader who has demonstrated success managing people, processes, and performance in a fast-paced environment. Strong candidates will have experience with: Leading an operations, maintenance, facilities, field-service, or similar high-volume department. Managing managers, coordinators/dispatchers, field employees or technicians, and third-party vendors. Recruiting, hiring, coaching, developing, and addressing performance issues with employees. Managing high volumes of incoming requests while balancing urgency, staffing capacity, cost, and service expectations. Using KPIs, reporting, and operational data to evaluate individual and department performance. Building processes and systems that improve accountability, efficiency, and consistency. Making independent decisions and resolving operational issues without unnecessary escalation. Vendor management, including pricing, performance, quality, negotiations, and accountability. Preferred Experience Residential property management or property maintenance experience. Experience with subsidized housing or CHA/HCV programs. Experience using AppFolio or a similar property management/work-order platform. Experience overseeing maintenance coordinators, dispatch functions, technicians, or distributed field teams. Experience managing inspection readiness, work-order performance, vendor performance, and maintenance-related operational metrics. You should understand basic residential building systems, know how to ask the right questions, recognize when information is incomplete, and be comfortable challenging recommendations when necessary.
