# Maintenance Coordinator **Access Systems Electromechnical Equipment LLC** · Abu Dhabi · `On-site` 🕒 **Статус:** *Опубликовано: 3 дня назад* · *Источник: Indeed* --- ### About the Role The Maintenance Coordinator is the single point of contact between the company, clients and site teams for all Annual Maintenance Contract (AMC) works on window cleaning systems (BMU / building maintenance units, cradles, monorails, davits and related access equipment) and Electric Overhead Travelling (EOT) cranes under Dubai Municipality and client requirements. The role plans and coordinates scheduled Planned Preventive Maintenance (PPM) and Third-Party Inspection (TPI), receives and files service and inspection reports, assigns the correct technicians to each site, and keeps every contract on programme, documented and compliant. Key Responsibilities Client liaison & scheduling Act as first point of contact for clients, facility managers, building supervisors and consultants on all AMC coordination matters. Plan, confirm and communicate the monthly / quarterly PPM calendar for every active contract and site. Coordinate TPI dates with approved third-party inspection bodies, clients and site access teams; ensure equipment is ready and certified personnel are present. Obtain permits to work, access approvals, induction slots and any Dubai Municipality or building-management clearances required before attendance. Handle client queries, complaints and follow-ups professionally and close them within agreed SLA. Team deployment & site coordination Assign technicians, supervisors and helpers to sites based on skill, certification, location and job priority. Issue daily / weekly work plans and track attendance, job start, completion and any hold-ups. Coordinate tools, spare parts, test weights, access equipment and transport so teams arrive ready to work. Rearrange crews at short notice for breakdowns, failed inspections or client-driven date changes. Support mobilisation of new AMC contracts and handover of completed visits. Reports, records & compliance Receive, check and file PPM service reports, TPI certificates, load-test reports, defect lists and photo evidence from site teams and inspection bodies. Chase missing or incomplete reports the same day and return corrected packs to the client within the contract timeline. Maintain a live register of assets, next PPM due date, next TPI / load-test due date, certificate expiry and open defects for every crane and window-cleaning system under AMC. Flag overdue inspections, expired certificates and safety-critical defects immediately to the Maintenance Manager and the client. Keep records in a condition ready for Dubai Municipality, client audit or internal quality review. Track contract scope versus actual visits to avoid missed PPM and unbilled extra works. Operations support Raise material / spare requests and follow up with stores and procurement. Log extra works and quotations arising from PPM or TPI findings and follow client approval. Support HSE compliance: PTW, toolbox talks, LOTO awareness, working-at-height and lifting controls as applicable to the visit. Prepare simple weekly status reports (visits completed, pending, TPI status, open NCs) for management. Carry out any other coordination duties assigned by the line manager. Qualifications & Experience Diploma or Bachelor’s degree in Mechanical / Electrical / Mechatronics Engineering, or a relevant technical diploma with strong field experience. Minimum 3 years’ experience in maintenance coordination, planning or contract administration in the UAE (Dubai preferred). Hands-on familiarity with AMC / PPM programmes for lifting equipment and/or façade access / window-cleaning systems. Working knowledge of Third-Party Inspection, load testing and certification cycles for EOT cranes and related lifting plant, aligned with Dubai Municipality technical guidelines. Valid UAE driving licence is an advantage (multi-site visits). Eligible to work in the UAE; transferrable visa preferred. Skills & Competencies Strong client-facing communication in English; Arabic is an advantage. Excellent organisation: calendars, multi-site rosters, and deadline tracking. Competent in MS Office (Excel, Outlook, Word) and comfortable with WhatsApp / email job control; CMMS experience is a plus. Ability to read basic service reports, TPI findings and defect lists and turn them into actions. Calm under pressure when dates clash, access is refused or an inspection fails. Professional, discreet and reliable with client buildings and confidential contract information. Preferred / Advantageous Previous work on BMU, cradle, monorail or other façade-access systems. Previous work on EOT / overhead cranes, hoists or lifting equipment AMCs. Familiarity with Dubai Municipality processes for examination and certification of lifting equipment. Knowledge of working-at-height, lifting operations and basic HSE documentation (PTW, RAMS, toolbox). What Success Looks Like PPM visits happen on the agreed date with the right crew and no last-minute client surprises. TPI and load tests are booked before certificate expiry; zero avoidable lapses. Every visit has a complete, signed report pack filed and issued to the client on time. Teams are utilised efficiently across sites; idle time and missed jobs are minimised. Clients treat the coordinator as a reliable single point of contact. Pay: AED2,500.00 - AED5,000.00 per month Ability to commute/relocate: Abu Dhabi: Reliably commute or planning to relocate before starting work (Preferred) Work Location: In person
