Lettings Sales Executive – Landlord Outreach & Cold Calling | Basic + Uncapped Commission

ettings Riviera is an independent lettings and property management agency based in Highbury.

We are looking for a proactive lettings professional to help grow our landlord client base across London. You will take responsibility for generating your own landlord leads, building relationships and converting opportunities into signed instructions for Tenant Find, Rent Collection and Full Management.

Previous residential lettings experience is essential. You should enjoy prospecting, following up opportunities and asking for the business.

Your responsibilities

• Generate new landlord opportunities through outbound calls, networking, referrals and local relationship building.
• Identify landlords looking to let a property or change managing agents.
• Arrange and attend rental valuations and landlord meetings.
• Present our services, explain fees and handle objections confidently.
• Follow up prospects and convert them into signed agency instructions.
• Maintain accurate CRM records, including conversations, next steps and expected instruction dates.
• Work towards agreed activity and instruction targets.
• Coordinate a clear handover to our operations team when a new landlord comes on board.

The role focuses on business you personally source and convert. Company-generated enquiries are handled separately.

What we are looking for

• Previous experience in residential lettings.
• Experience securing new landlord instructions, with examples of your results.
• Confidence prospecting by telephone and speaking with landlords in person.
• Strong negotiation, communication and relationship-building skills.
• An organised approach to follow-up and pipeline management.
• The ability to work independently and take ownership of targets.
• Familiarity with CRM systems and the London rental market.

Basic salary and uncapped commission

Alongside your basic pay, you can earn the following gross commission for each qualifying new property instruction you personally source and secure:

• Tenant Find: £150 per property.
• Rent Collection: £250 per property.
• Full Management: £350 per property.

These are alternative rewards based on the service secured. There is no limit on the number of qualifying properties or total commission you can earn.

Commission is paid in stages: an initial £50 after the instruction qualifies, with the remaining balance payable once the tenancy or management takeover begins and the agency receives its first fees. Full qualifying conditions will be provided in a written commission scheme before employment.
