Job Title: Lead Multi-Trade Craftsman & Site Operations Specialist Location: Based in Lincolnshire - covering Lincs, Cambs & Norfolk areas Company Overview:We are a growing property maintenance and building firm based in Long Sutton, Lincolnshire, looking for a hard-working, well-organised Lead Tradesperson. You will split your time between hands-on site work, running site operations, customer quotations, job bookings and supervising the team. A company electric vehicle (EV) is provided for all site work, client visits, and day-to-day operations. The EV remains at our Long Sutton premises overnight for charging, so you will require your own reliable transport to commute to the yard each morning. All specialist and standard tools are fully provided. Our workload covers everything from high-volume lettings agency property maintenance through to domestic extensions, including full refurbishments, flooring, and garden works. You will lead our core team—mentoring a junior team member through their NVQ and CSCS card, and co-ordinating a part-time multi-trader—while managing trusted subcontractors for gas, plumbing, and electrical sign-offs. 1. Site Operations, Pricing & Brand Growth Site Visits & Estimating: Collect the company EV from the yard to visit jobs, measure up, work out materials, and produce clear, accurate quotes to secure new work. Morning Prep & Out-of-Hours Logs: Go through any out-of-hours callouts logged by the junior team member each morning on arrival at the yard, so emergency works and quotes are prioritised straight away. Client Liaison & Google Reviews: Deliver an exceptional customer experience on-site and actively monitor requests for 5-star Google reviews from satisfied homeowners, landlords, and tenants upon job completion to boost our online visibility and regional reputation. Marketing Collaboration: Work closely alongside our partner Estate Agency Growth and Strategy Director to ensure site branding, completed job photos, and customer feedback are captured effectively to keep our marketing and online presence on point. Job Schedules & Budgets: Keep jobs running to time and on budget, ensuring labour, subbies, and materials are tightly managed so work remains profitable. 2. Team Mentorship & Junior Team Member NVQ/CSCS Progression Site Leadership: Organise daily tasks for our junior team member and experienced part-time multi-trader, keeping standards high and work moving on site. NVQ & CSCS Progression: Work with business owners to align site work with the junior team member's NVQ (e.g., Level 2/3 Building Maintenance Multi-Trade), helping them progress from a Trainee CSCS Card to a Blue Skilled Worker Card. Practical Training: Show the junior team member the proper way to carry out trades and use equipment safely, enforcing site H&S and signing off on practical NVQ evidence. Holiday Cover: Take over client calls and out-of-hours cover seamlessly when the junior team member is on annual leave. 3. Subcontractor Management (Specialist Trades) Subcontractor Network: Build and maintain good relationships with our preferred subcontractors for works outside our main scope—specifically Gas Safe heating engineers, NICEIC/NAPIT electricians, and specialist plumbers. Keen Rates & Margins: Negotiate fair trade prices with subcontractors ensuring we stay competitive for clients while keeping a healthy margin for the firm. Quality Control & Certs: Check all subcontractor work on site and make sure correct paperwork (Gas Safe certs, Part P electrical sign-offs) is handed over before job completion/payment authorisations. 4. Hands-On Trades & Scope of Work Flooring: Fitting LVT, solid/engineered wood, laminate, and carpets, including subfloor prep (ply-boarding and latex screeding). General Building & Extensions: Groundwork basics, brickwork repairs, structural steel prep, house extensions, and general first/second fix joinery. Plastering & Finishes: Patching, dry lining, full room skimming, rendering, and high-standard painting/decorating. UPVC Doors & Windows: Fitting, adjusting, and replacing UPVC windows, composite doors, gaskets, and ironmongery. Lettings Maintenance: Quick turnaround repairs for estate agency contracts (fixing leaks, changing locks, minor electrical repairs, and handyman jobs). Landscaping & Site Prep: Fencing, patio prep, turfing, and site clearances to keep the team busy between larger building projects.
