The position supports the Accounting Manager in overseeing accounting staff, monitoring property-level financial activities, preparing financial reports, and ensuring compliance with company policies, Philippine accounting standards, tax regulations, and applicable statutory requirements. The role requires strong attention to detail, good analytical skills, and the ability to coordinate effectively with property managers, suppliers, tenants, clients, auditors, and government agencies. Key Responsibilities 1. Accounting Operations Supervise and review the daily accounting activities of assigned accounting personnel. Review and ensure the accurate recording of accounts payable, accounts receivable, collections, disbursements, payroll-related entries, and general ledger transactions. Monitor accounting transactions for individual properties and ensure proper allocation of income and expenses. Review journal entries, schedules, supporting documents, and accounting reconciliations. Assist in maintaining accurate and complete accounting records for all assigned properties. Ensure timely posting and processing of accounting transactions in the company's accounting system. 2. Property Accounting Prepare and/or review monthly financial statements and management reports for assigned properties. Monitor property income, operating expenses, utility costs, repairs and maintenance, and other property-related expenditures. Review tenant billings, collections, deposits, and outstanding receivables. Reconcile tenant ledgers and investigate discrepancies. Monitor accounts payable and ensure that supplier invoices and supporting documents are properly reviewed and processed. Coordinate with property management teams regarding budgets, expenses, collections, and financial concerns. Assist in the preparation and monitoring of property budgets and cash flow requirements. 3. Financial Reporting and Reconciliation Prepare and review bank, tenant, supplier, intercompany, and general ledger reconciliations. Analyze account balances and investigate unusual or unsupported transactions. Assist in month-end and year-end closing activities. Prepare schedules and supporting documents required for management reporting and audits. Ensure that financial reports are complete, accurate, and submitted within established deadlines. Assist in identifying accounting variances and provide explanations to management. 4. Supervision and Team Support Provide day-to-day guidance and technical support to junior accounting staff. Review the work of accounting staff and ensure compliance with established procedures. Monitor deadlines and distribute accounting tasks among team members. Conduct initial review of staff output and identify errors requiring correction. Assist in training new accounting personnel on company procedures and property accounting processes. Escalate significant accounting issues to the Accounting Manager or Finance Manager. 5. Tax and Statutory Compliance Assist in preparing and reviewing documents and schedules required for Philippine tax compliance. Coordinate with the appropriate personnel regarding BIR-related requirements, including withholding taxes, VAT and other applicable taxes. Ensure that tax-related supporting documents are complete and properly maintained. Assist in the preparation of schedules required for external audits, tax audits, and other regulatory requirements. Keep updated on relevant Philippine accounting and tax requirements affecting the company's operations. 6. Internal Controls and Audit Ensure compliance with company accounting policies, procedures, and internal controls. Identify process weaknesses, accounting discrepancies, and potential control issues. Recommend improvements to accounting processes where appropriate. Assist external and internal auditors by providing requested schedules, documents, and explanations. Monitor the proper documentation and approval of financial transactions. 7. Other Responsibilities Coordinate with Property Management, Leasing, Administration, Procurement, Treasury, and other departments on accounting-related matters. Respond to accounting inquiries from property owners, tenants, suppliers, and internal stakeholders as appropriate. Maintain confidentiality of financial and company information. Perform other accounting and finance-related duties that may be assigned by management. Qualifications Bachelor's degree in Accountancy Preferably with relevant professional accounting experience. At least 2–4 years of accounting experience , preferably with supervisory or senior-level responsibilities. Experience in property management, real estate, construction, hospitality, or similar industries is an advantage. Knowledge of Philippine accounting practices and tax compliance requirements. Experience with financial reporting, account reconciliation, accounts payable, accounts receivable, and general ledger functions. Proficiency in Microsoft Excel and accounting software. Strong analytical, organizational, and problem-solving skills. Good written and verbal communication skills. Ability to supervise and work effectively with an accounting team. High level of integrity, accuracy, and attention to detail. Ability to manage multiple properties, deadlines, and priorities.
