Position Summary We are seeking a highly driven, system-oriented expert to serve as our Project Manager. You will be responsible for managing all phases of our residential construction projects, ranging from single-room remodels to complete home renovations. As a driven leader with commitment to quality, you will ensure that projects transition seamlessly from the Research & Discovery and Design phases right through Construction and closeout. This role requires excellent oversight and efficiency, closely collaborating with our in-house teams, external subcontractors, and field superintendents. Specific Duties and Responsibilities Site Supervision Coordination: Partner closely with the Site Superintendent, providing proactive, expert direction on what specific details and milestones to look out for on each job site to ensure accurate, high-quality, and flawless completion. Safety Plan Approval: Review and approve site-specific safety plans (created by the Project Coordinator), verifying that appropriate safety training and OSHA compliance standards are met across all active sites. Design-Build Collaboration: Work side-by-side with our architects and interior designers to ensure structural plans, material selections, and aesthetic visions are perfectly coordinated. Schedule & Resource Coordination: Update internal schedules, provide 2-week, 4-week look-aheads, WBS, SOVs and coordinate subcontractor work and material releases to hit targeted installation dates. Financial & Billing Oversight: Manage monthly AIA billings, including drafting, presenting, and tracking allowances. You will be responsible for reviewing and comparing the site coordinator's daily reports against the Schedule of Values (SOV) to accurately approve and release payments to the AP/AR department. Pre-Construction & Bidding: Compare vendor and subcontractor quotes, assist with conceptual estimates, and ensure alignment with the client's budget and our transparent pricing model. Permitting & Compliance: Facilitate the permitting process with local municipalities, ensuring all work meets city codes and safety standards for plumbing, electrical, and structural changes. Construction Management: Oversee the entire construction phase from demolition and framing to rough-ins, finishes, and the final inspection. Client Communication: Act as a dedicated point of contact, keeping clients informed throughout every step of their project to eliminate communication gaps and alleviate stress. Administration & Closeout: Process RFIs, submittals, and shop drawings. Draft and present monthly billings, manage change orders, and coordinate the completion of the final punch list. Requirements and Qualifications Highly driven, system-oriented expert with focus on project execution and quality control. Extensive project management experience in residential remodeling and construction. (Experience in both residential and commercial projects is a big plus). Availability for a contract-based position with a potential for contract-to-hire. Deep understanding of the Design-Build construction process, or a strong willingness to adapt to a unified design-and-construction workflow. Bachelor’s Degree in Construction Management or equivalent work experience is a plus. Must have a valid driver’s license Ability to occasionally travel to job sites occasionally across our service areas, including Chicago and the surrounding suburbs. OSHA 10 training required.
