Role Overview

Tung Nam Lou Art Hotel is an art & culture themed boutique hotel in Yau Ma Tei/Mong Kok. We are seeking a strategic, hands-on Head of Operations to lead the daily running of the hotel across all departments. The ideal candidate is an all-rounded hotelier with proven experience in boutique or mid-sized hotels in Hong Kong.

Since the hotel has no restaurant, this role focuses on operations for rooms + guest services + housekeeping + front office + coordination with maintenance/security + minimal commercial property management.

Key Responsibilities

Operations & Process Improvement

Oversee daily hotel operations: Front Office , Housekeeping , Maintenance and service provider management.

Recruiting for Front Office, Housekeeping and Maintenance when needed

Lead a monthly internal meeting to ensure team alignment with leadership goals.

Drive process automation and technology improvements such as digitalization, robot implementation.

Manage inventory and supplies – procurement sourcing, price negotiation, stock control.

Financial & Performance Management

Manage quarterly budgets, monthly forecasts, and CAPEX planning with a focus on cost control with guidance provided by the Finance team

Work with the Finance team to lead monthly P&L reviews with directors, identifying variances and action plans.

Maximize ADR, occupancy , and RevPAR through dynamic pricing strategies across B2B and B2C channels.

Commercial & Business Development

Support implementing sales and revenue strategies with direct, travel agencies, and any third party sales channels.

Guest Experience & Online Reputation

Monitor and promote guest surveys and online reviews (Google, Agoda, Trip.com).

Implement a review incentive scheme for front-line teams (e.g., bonus for most “mentioned by name” positive reviews, or team reward for reaching monthly review score target).

Team Leadership & Culture

Cultivate team spirit – organize cross-departmental activities, recognition programs, and open communication channels.

Set clear KPIs, conduct performance reviews, and manage incentive payouts.

Compliance, Safety & Brand Standards

Ensure all government licenses and documents are valid (coordinate with contractors and agencies).

Monitor brand, health & safety, and security standards – conduct regular internal audits.

Manage commercial lease and tenant relationships and matters within the hotel property on Ground floor to 3rd floor.

Qualifications & Experience

Essential

Minimum 8 years of hotel operations experience in Hong Kong, with at least 3 years as a Manager or Assistant Manager in a boutique or 3-star property.

Hands-on experience with PMS and automation (e.g., self-check-in, channel manager).

Strong understanding of Hong Kong government regulations (licenses, health & safety, employment ordinances).

Fluent in English, Cantonese, and business Mandarin.

Personal Attributes

All-rounded manager & leader – comfortable with P&L, operations, contractors, and frontline training.

Foresight to anticipate market trends and act ahead of competitors.

Strong negotiator for maintenance contracts, supplier pricing, and landlord agreements.

Leader who leads with emotional intelligence and compassion.

Nice to Have

Proven experience in yearly budget preparation, P&L management, and CAPEX planning.

Lead customer service / hospitality training arrangements (internal or external providers).
