We are looking for a hands-on Operations Manager to take full ownership of day-to-day operations, compliance, team management, property performance and portfolio growth. This is an end-to-end role for an experienced professional who can work independently, build processes, manage teams and suppliers, and take accountability for results. Our portfolio is concentrated in Marina and JBR, so you will be on-site regularly and should know these buildings, their management offices and their access rules well. Salary: AED 10,000 per month + uncapped bonuses Earning potential: AED 14,000 – 15,500+ per month for top performers Location: Dubai Marina & JBR, Dubai Reports to: Company Owners Earning Potential: AED 4,000 – 5,000+ Extra Per Month Onboarding Bonus (uncapped) You earn AED 1,000 for every new property you bring into the portfolio and launch on our platforms. 1 unit per month = AED 1,000 3 units per month = AED 3,000 4–5 units per month = AED 4,000 – 5,000 Dubai Marina and JBR have a large supply of owners and investors looking for professional management. A proactive candidate with a good network of owners, agents and brokers can build a steady monthly pipeline. Monthly Performance Bonus (up to AED 1,500) This bonus is paid when portfolio targets are met: Average monthly occupancy at or above target ADR / RevPAR at or above target Average platform rating of 4.8+ Complaint and damage rates below agreed thresholds Example month: Base salary: AED 10,000 4 new units onboarded: AED 4,000 KPI targets met: AED 1,500 Total: AED 15,500 Key Responsibilities Regulation & Licensing Ensure full compliance with Dubai holiday home regulations under the Department of Economy and Tourism (DET) Maintain and renew the Holiday Home Operator licence and register every unit as a holiday home Manage guest registration and on-time collection and remittance of Tourism Dirham fees Handle owner NOCs, building management approvals, access cards, parking permits and insurance across Marina and JBR towers Ensure guest ID verification, AML compliance and proper record keeping Operations & Revenue Management Take full ownership of our systems: Hospitable (PMS, channels, guest messaging), PriceLabs (dynamic pricing) and ClickUp (maintenance and tasks) Manage listings on Airbnb, Booking.com, VRBO and other channels Optimise listing titles, descriptions, photos, pricing and search ranking Build pricing and occupancy strategies for peak season, events and weekends Track RevPAR, ADR and occupancy against the local market Manage guest reviews and maintain ratings of 4.8+ across all platforms Handle escalations, including complaints, damage, cancellations and building issues Team Management Recruit, onboard, train and manage housekeepers, cleaners and maintenance staff Manage schedules, shifts and same-day turnovers Implement cleaning quality control through checklists, photo verification and spot inspections Handle visas, contracts and employment terms in line with UAE labour law and MOHRE Manage cleaning, laundry and maintenance subcontractors Suppliers & Maintenance Manage suppliers for linen, towels, toiletries, cleaning products, furniture and amenities Negotiate pricing and terms, and control inventory and costs Oversee routine and urgent maintenance, including AC, plumbing, electrical, internet and smart locks Processes & Reporting Write and implement SOPs for check-in/check-out, cleaning, maintenance, guest communication and damage handling Set clear KPIs for the team and for each property Improve our systems and automation, including smart locks, digital guest guides and task workflows Prepare monthly operational and performance reports for management Business Development Grow the portfolio by onboarding new units in Dubai Marina, JBR and nearby communities Build relationships with property owners, investors, agents, brokers and developers Prepare management proposals, agreements and return projections for prospective owners Launch new properties and give owners regular performance updates Finance Manage the operational budget and track income and expenses by property Prepare monthly owner statements and coordinate owner payouts Monitor revenue, occupancy and profitability across the portfolio Work with our accountant on VAT and financial reporting Requirements 3+ years of experience in holiday homes, short-term rentals or hospitality operations in the UAE Hands-on experience with Hospitable, Hostaway, Guesty, Lodgify or a similar PMS Experience with PriceLabs or similar pricing tools (a strong plus) Practical experience managing Airbnb and Booking.com extranets Strong knowledge of Dubai holiday home regulations and DET licensing Familiarity with Dubai Marina and JBR buildings and building management procedures (a strong advantage) An existing network of property owners, agents or brokers in Dubai (a strong advantage) Working knowledge of UAE labour law and MOHRE processes Experience leading a field team, ideally 5+ people Strong supplier management and negotiation skills Fluent English;
