Head of Engineering / Project Director – Villas

This person would have overall responsibility for the engineering, design, construction, quality, cost, schedule, consultants, contractors, and handover of the villa development.

Job Summary We are seeking an experienced Head of Engineering / Project Director to lead the engineering and overall project delivery of luxury villa developments. The role will be responsible for managing the project from design and planning through construction, testing, commissioning, snagging, and final handover, ensuring delivery within approved time, cost, quality, and safety parameters .

Key Responsibilities

• Provide overall leadership for the engineering and project delivery of villa developments.
• Lead the complete project lifecycle from design development to construction and final handover .
• Oversee civil, structural, architectural, MEP, infrastructure, landscaping, and external works .
• Review and approve design drawings, specifications, technical submissions, materials, and shop drawings.
• Manage and coordinate consultants, architects, contractors, subcontractors, engineers, and project teams .
• Establish project schedules, milestones, budgets, manpower requirements, and delivery strategies.
• Monitor construction progress and ensure villas are delivered according to approved schedules and quality standards.
• Ensure effective coordination between design, engineering, procurement, commercial, construction, and development teams .
• Review project costs, variations, claims, and value-engineering opportunities.
• Identify and resolve technical, construction, design, and coordination issues promptly.
• Ensure compliance with Dubai Municipality, Civil Defense, DEWA, RTA and other relevant authorities , as applicable.
• Manage authority approvals, NOCs, inspections, testing, commissioning, and completion certificates.
• Conduct regular site inspections and monitor contractor performance.
• Ensure adherence to approved design, specifications, quality standards, HSE requirements, and construction methodology .
• Lead snagging, de-snagging, testing and commissioning, and final handover of completed villas.
• Ensure completion of as-built drawings, O&M manuals, warranties, approvals, and handover documentation .
• Implement quality-control procedures to ensure high standards of villa construction and finishing.
• Provide regular project status reports, cost updates, risk assessments, and progress reports to senior management.
• Manage project risks and implement mitigation and recovery plans where required.
• Lead and mentor the engineering and project management teams.
• Ensure successful coordination between internal stakeholders and external consultants/contractors.

Required Experience

• Bachelor’s degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, or Construction Management .
• 15+ years of experience in engineering/project management, preferably within real estate development.
• Strong experience in villa/residential development projects .
• Proven experience managing projects from design through construction, commissioning, snagging, and handover .
• Experience leading multidisciplinary engineering and project teams.
• Strong UAE/GCC construction and real estate development experience.
• Strong knowledge of UAE authority requirements and approval processes.
• Experience managing consultants, contractors, budgets, schedules, variations, and project risks.
• Experience with luxury/high-end villas will be highly preferred.
