About the Role

We are looking for a highly experienced and strategic Head of Development to lead real estate development operations in Downtown Dubai. The successful candidate will be responsible for identifying development opportunities, overseeing property development projects, managing strategic partnerships, and driving the company's real estate development objectives.

The ideal candidate should have extensive experience in the Dubai real estate market, strong commercial acumen, and a proven track record of managing large-scale residential, commercial, and mixed-use development projects.

Key Responsibilities

Real Estate Development & Strategy

• Lead and implement the company's real estate development strategy.
• Identify potential property and land development opportunities across Dubai.
• Oversee development projects from initial concept and feasibility through to completion.
• Evaluate market trends, investment opportunities, and development potential.
• Drive business growth through strategic real estate initiatives.

Investment & Land Acquisition

• Identify and assess land, property, and development acquisition opportunities.
• Conduct feasibility studies, market research, and investment assessments.
• Evaluate project costs, expected returns, and profitability.
• Negotiate with landowners, investors, developers, and strategic partners.

Project Development & Management

• Oversee the planning and execution of real estate development projects.
• Coordinate with architects, engineers, consultants, contractors, and other stakeholders.
• Monitor project budgets, timelines, milestones, and deliverables.
• Ensure projects meet quality standards and commercial objectives.
• Identify and manage development risks.

Business Development & Stakeholder Management

• Establish and maintain relationships with investors, property developers, landowners, and key industry stakeholders.
• Identify new business opportunities and potential joint ventures.
• Lead commercial negotiations and strategic partnerships.
• Represent the company in meetings with investors, partners, and relevant authorities.

Regulatory & Government Coordination

• Ensure compliance with Dubai real estate regulations and development requirements.
• Coordinate with relevant authorities, including Dubai Land Department, RERA, and Dubai Municipality.
• Oversee the required development approvals, permits, and licensing processes.

Requirements & Qualifications

• Bachelor's degree in Real Estate, Civil Engineering, Architecture, Business Administration, or a related discipline.
• Minimum 8–10 years of experience in real estate development, preferably in Dubai or the UAE.
• Previous experience in a senior development management or leadership position.
• Strong understanding of the Dubai property market and real estate development sector.
• Proven track record in managing large-scale property development projects.
• Experience in land acquisition, feasibility studies, investment analysis, and project execution.
• Strong knowledge of Dubai real estate regulations and development procedures.

Pay: From AED25,000.00 per month
