The position serves as the primary executive representative of the condominium corporation/property management company and ensures that the building is operated efficiently, safely, professionally, and in accordance with approved policies, budgets, house rules, and applicable Philippine laws and regulations. The General Manager will lead the property management team, coordinate with residents, unit owners, tenants, contractors, suppliers, government agencies, and the Board of Directors/Trustees, while maintaining high standards of service, building appearance, security, and operational efficiency. Key Responsibilities1. Property Operations and Administration Oversee the day-to-day operations of the high-rise condominium tower, including common areas, amenities, parking facilities, building systems, and administrative offices. Ensure that all building operations are conducted efficiently and in accordance with established policies and procedures. Develop, implement, and continuously improve property management policies, standard operating procedures, and emergency protocols. Maintain accurate property records, contracts, permits, licenses, insurance documents, and other regulatory requirements. Ensure proper implementation and enforcement of condominium house rules and regulations. Prepare regular management reports for the Board covering operations, financial performance, maintenance, incidents, resident concerns, and ongoing projects. 2. Building Maintenance and Engineering Supervise the maintenance and operation of elevators, electrical systems, plumbing, water supply, pumps, generators, fire protection systems, air-conditioning systems, CCTV, access control, and other critical building facilities. Establish and monitor preventive maintenance programs to minimize equipment downtime and unexpected repairs. Ensure that common areas, amenities, building façade, landscaping, parking areas, and other facilities are properly maintained. Coordinate major repairs, renovations, capital improvement projects, and building upgrades. Work closely with building engineers, technical personnel, contractors, and service providers to ensure quality workmanship and timely completion of projects. 3. Security, Safety, and Emergency Preparedness Ensure the safety and security of residents, guests, employees, and property. Supervise security operations and ensure effective implementation of access control, visitor management, CCTV monitoring, and incident reporting. Develop and maintain emergency response plans for fire, earthquake, flooding, power failure, medical emergencies, security incidents, and other potential risks. Conduct regular emergency drills and safety inspections. Ensure compliance with applicable fire safety, occupational safety, environmental, and building regulations. Coordinate with the Bureau of Fire Protection, local government, police, emergency responders, and other relevant agencies when necessary. 4. Financial and Budget Management Prepare the annual operating budget and capital expenditure proposals for Board approval. Monitor operating expenses, utility costs, maintenance expenditures, collection performance, and other financial matters. Ensure that condominium dues and other assessments are properly administered and collected in accordance with approved policies. Review invoices, purchase orders, contracts, and payment requests before submission for approval. Identify opportunities to reduce operating costs without compromising building quality, safety, or resident services. Provide management with regular budget-versus-actual reports and recommendations. 5. Resident and Unit Owner Relations Maintain professional and responsive relationships with unit owners, residents, tenants, and guests. Address complaints, requests, and concerns promptly and fairly. Ensure consistent implementation of house rules and community policies. Coordinate with unit owners and tenants regarding renovations, move-ins/move-outs, deliveries, parking, amenity use, and other building requirements. Promote a positive, safe, respectful, and well-managed condominium community. Handle sensitive resident concerns professionally while protecting confidentiality and the interests of the condominium corporation. 6. Personnel Management Lead, supervise, and evaluate condominium administrative, engineering, housekeeping, security, and other property personnel. Establish clear performance standards and work schedules. Conduct regular staff meetings, training, coaching, and performance evaluations. Ensure compliance with company policies and applicable Philippine labor regulations. Promote professionalism, teamwork, accountability, and excellent customer service among all employees and service personnel. 7. Vendor and Contractor Management Manage relationships with contractors, suppliers, consultants, and service providers. Solicit and evaluate quotations and service proposals in accordance with approved procurement procedures. Monitor contractor performance, service quality, costs, and compliance with contract requirements. Ensure that contractors comply with building safety policies and access procedures. Review and recommend contract renewals, replacements, or improvements as appropriate. 8. Regulatory and Legal Compliance Ensure the condominium's compliance with applicable Philippine laws, local ordinances, building regulations, fire safety requirements, environmental regulations, and other government requirements. Maintain required permits, certificates, licenses, inspections, and registrations. Coordinate with relevant government agencies and local authorities when necessary. Work with legal counsel on property-related disputes, notices, contracts, and other legal matters as directed by the Board. 9. Board Support and Governance Serve as the primary operational adviser and liaison to the Board of Directors/Trustees. Attend Board meetings and prepare management reports, presentations, recommendations, and supporting documents. Implement Board-approved resolutions, policies, budgets, and projects. Provide the Board with timely recommendations regarding operational, financial, maintenance, security, and resident-related matters. Maintain proper documentation of Board directives and management actions. Qualifications Bachelor's degree in Business Administration, Property Management, Real Estate Management, Engineering, Hospitality Management, or a related field . Minimum 3–8 years of relevant experience in property management, condominium management, hotel/residential operations, facilities management, or a similar senior management role. Experience managing a high-rise condominium, residential tower, mixed-use development, hotel, or large commercial property is highly preferred. Strong understanding of building operations, facilities management, maintenance, security, and property administration. Experience in budgeting, financial monitoring, vendor management, and contract administration. Strong knowledge of Philippine building, fire safety, occupational safety, and property-related regulations. Excellent leadership, communication, negotiation, problem-solving, and organizational skills. Proficient in Microsoft Office and property management/administrative systems. Willing to work beyond regular office hours when required, including weekends, holidays, and emergency situations. The role requires regular interaction with residents, Board members, employees, contractors, suppliers, government representatives, and other stakeholders.
