The General Manager will be responsible for the strategic development and overall management and operation of Arthur Findlay College and grounds business, ensuring that it runs efficiently, profitably, and in compliance with all relevant laws and regulations. This role requires a strong leader with extensive experience in the hospitality industry, excellent communication skills, and the ability to manage a diverse team of employees. Promotes the desired work culture around the AFC aims and objectives and the Spiritualists’ National Unions (SNU) core values Main duties and responsibilities: General: Lead and manage the College, including structural, operational and administrative processes whilst adhering to legislative requirements. In collaboration with the President and National Executive Committee (NEC), develop and achieve strategic plans and objectives. Review departmental procedures, improve their effectiveness, efficiency and remove repetition. In collaboration with the lead tutor, review programs, inform planning and preparation for operations, service delivery and guest enhancement. Oversee guest services, housekeeping, maintenance, food and beverage, and security. Ensure departmental performances are on target and productive. Develop and build relationships and influence across all levels of the business. Compile reports, spreadsheets and operational documents for business oversight and improvement. Support all key events such as Study and Open weeks, functions and associated activities. Schedule and attend meetings, training sessions as necessary to undertake your role. Demonstrate service attributes in accordance with hospitality industry expectations and company standards to include keeping abreast of global and industry trends to support key decision making. On call, as and when necessary, due to emergencies that may rise unexpectedly. Budget and Contracts: Financial Management: Develop and manage operational budgets, monitor financial performance, and ensure that all financial reports are accurate and timely. Revenue Management: Develop and implement strategies to increase revenue, including pricing, promotions, and partnerships with local businesses, suppliers and contractors. Oversee departmental costs to ensure performance against budget; raise disparities and implement corrective measures. Work closely with Collegiate Committee/Finance Team and SNU Property Manager to ensure the annual and individual sign off capital expenditure (capex) and development plans. Participate in the evaluation of development projects including annual capex plans, leading major refurbishments and developments ensuring delivery in line with financial targets. Responsible for the procurement and management of suppliers and contractors. Ensure that cash handling and control systems are carried out in line with college policy. Reporting: Provide regular reports on financial performance, occupancy rates, and guest satisfaction. Customer Care: Guest Relations: Build and maintain strong relationships with guests, including responding to complaints, resolving issues, with follow-up actions and communication as required, ensuring needs are met. Ensure the highest level of guest satisfaction by ensuring focused delivery of minimum operating standards, with performance improvement where needed. Ensure the best level of customer care and that all enquiries are dealt with promptly and professionally. Staffing/HR: Staff Management: Recruit, train, and manage a team of employees, including setting performance goals, providing feedback, and ensuring that all employees are trained and qualified for their roles. Ensure that visions and strategies are translated into specific deliverables to get results. Responsible for staff planning and rota creation in collaboration with Departmental Managers. Monitor staff turnover, approve time sheets, authorise overtime and time in Lieu in advance and against budget. Review and update a comprehensive suite of departmental standards and procedures. Liaise with Departmental Managers and provide cover in their absence. Consistently motivate and engage staff to deliver excellent service. Schedule and lead monthly Departmental Managers meetings, to discuss any issues or concerns. Conduct one to one, identify and delegate actions accordingly and provide individual support and advice. Manage annual leave requests for direct line management and collaborate with Departmental Managers to ensure appropriate cover to meet operational needs. Establish and maintain open communication between employees and management. Work within company diversity guidelines & equal opportunities. Statutory, Legislative, Health and Safety: Following activities also reports into the Head of Governance Compliance: Ensure compliance with all relevant laws and regulations, including health and safety regulations, employment laws, and licensing requirements. Named Fire Warden/Marshall, ensuring fire safety standards are maintained in the work environment. Responsible for fire drills and evacuations in accordance with company policies and procedures Ensure the Colleges estate and physical infrastructure is fit for purpose and meets health and safety requirements; ensures that issues relating to health and safety, building maintenance, provision and maintenance of equipment are resolved with relevant internal teams or external contractors as appropriate. Ensure statutory licenses and training needs are maintained for all staff. Ensure all security incidents, accidents and near misses are always recorded in a timely manner and brought to the attention of the Chief Operating Officer and Head of Governance. Ensure full adherence to Hygiene and Safety. Reinforce the SNUs records management policies, and Freedom of Information/GDPR legislation, monitoring College information systems and records are fit-for-purpose and compliant. Ensure insurance matters are investigated and reported to the College, Property and SNU management. Responsible for development, maintenance and implementation of operational assessments. This includes general risk assessment, fire risk assessment, hazardous substances, and manual handling. Ensure regular and frequent inspections are completed and any hazards are reported or rectified, both inside and outside the building First responder, react and call for back-up support for any operational failures where appropriate, including escape and rescue for people trapped in the lift, utility failure or leak, Be aware of the locations of the mains isolation points and sub isolation points for lift, gas, water, and electricity in case of the need to isolate and/or emergency purposes. Conversant and lead with evacuation procedures for staff, contractors, students, and tutors. Develop in collaboration with Chief Operating Officer and Head of Governance Business Continuity Plan and Crisis Plan and prepared to activate in an emergency. Adequate information or instruction is given to all users, purchasers, or hirers of the college’s services or supplies, to ensure that the use of those services or supplies is safe and free from risk to health. Responsible for the company food safety policies and procedures. NEBOSH National General Certificate in Occupational Health and Safety and/or equivalent and/or willing to work towards. Experience: 5+ years of experience in a senior leadership role in the hospitality industry. Strong leadership and management skills, with the ability to motivate and develop a team. Excellent communication and interpersonal skills. Financial acumen and ability to develop and manage budgets. Sales and marketing experience, with the ability to develop and implement effective strategies. Knowledge of relevant regulations and compliance requirements in the hospitality industry. Strong problem-solving and decision-making skills.
