We are looking for a Finance Manager to take full financial ownership of one of our most significant UK accounts—a large commercial real estate client in central London. This is a hands-on, client-facing role based on site. You will be the financial control point for the contract: producing the numbers, protecting the margin, pricing and modelling variations, and working alongside the operational team to turn financial insight into action. You will also be the client's main point of contact on all financial matters, dealing directly with them and their consultants. You will lead a team of six, through a Junior Finance Manager and a Lead Contract Support, and report to the UK Chief Financial Officer with a dotted line to the Account Director. What you will deliver Protect and deliver the contract's gross margin commitment, with monthly variance analysis that is explained and acted on. Act as the trusted financial counterparty to the client and their consultants, resolving queries at source and holding the commercial position with credibility. Act as the financial lead on contract renewal—driving the renewal action plan to timetable, monitoring performance against the renewal budget, and modelling alternative operational delivery models and their financial impact so the right structure is chosen. Own change variation orders end to end—costing and margin-modelling every variation before commitment and returning it within the client's contractual turnaround, driving the process across operations to a clear timetable. Set and run the meeting timetable for monthly close and the annual plan, working with operations to convert the numbers into agreed, owned actions that give a credible path to meet or exceed plan. Eliminate revenue leakage—making sure work completed is captured, costed and invoiced within the billing cycle, and that WIP is cleared before it ages. Build a finance team that runs the day-to-day independently, with development plans in place. How you will work In front of the client. You will hold the financial relationship directly, explain a difficult number without losing the room, and know when a commercial position needs defending. Independently. You will report the position as it is—to operations, to the Account Director and to the client—without softening it to keep the peace, and without damaging the relationship. Commercially. You will read the contract, know what is recoverable, and turn commercial terms into decisions that operators can act on. Through people who don't report to you. You will set a timetable operations work to, chase the inputs, and follow actions through to closure. Hands-on. You will own the close and the ledger closely enough to stand behind every number, without doing your team's job for them. As a leader. You will grow your Junior Finance Manager and Lead Contract Support into independent operators. What you will bring Essential A recognised accountancy qualification (ACA, ACCA or CIMA). Direct client-facing financial accountability—you have personally been the financial counterparty to an external client and their advisers. Contract or project finance experience in a service delivery environment, covering pricing, variations, recoverability, WIP and billing against a contractual scope. A track record of working with operational colleagues to turn financial analysis into agreed actions that improved the top or bottom line. Experience managing a finance team, including managing through another manager. Confidence working from operational system data and reconciling it to the ledger. Willingness to be on site in central London as the account requires. Desirable Ownership of the full finance cycle — close, forecast, plan and margin — for a contract, account or portfolio of £10m revenue or more. Background in facilities management, property services, construction, managing agent or a similar contract-delivery sector. Experience of public sector, institutional or landlord-side clients with formal reporting and governance expectations. Experience holding a formalised commercial process to an agreed service level with an external client.
