Core Responsibilities Operations & Maintenance : Schedule routine building maintenance, coordinate mechanical repairs, and manage HVAC, plumbing, electrical and structural systems. Compliance: Deep understanding of local (e.g., Philippine or local city zoning/fire codes), life safety, and building regulations. Vendor & Contract Management : Negotiate service agreements in coordination with Purchasing Department, supervise external contractors, and evaluate third-party vendor performance. Health, Safety, & Compliance : Conduct safety inspections, ensure building code compliance, and maintain up-to-date emergency and security protocols. Financial Management : Create and track operational budgets, optimize utility expenses, and lower overall facility life cycle costs. Space Planning : Coordinate workspace reconfigurations, manage major renovations, and oversee corporate office moves. Team Supervision : Direct on-site operations teams, including custodial staff, technicians, and crew. Key Skills and Competencies Technical Knowledge : Deep understanding of mechanical, electrical, and structural building trades. Financial Acumen : Ability to manage corporate capital budgets and accurately audit expenditures. Leadership : Proven track record of managing internal teams and evaluating third-party contractors. Problem Solving : Quick analytical thinking required to handle structural emergencies and sudden machines and equipment faults. Requirements and Qualifications Education : Bachelor’s Degree (Facilities Management, Business Administration, Engineering (Civil, Mechanical, or Electrical), or Operations Management). Certifications : Industry designations from recognized bodies like the health and safety credentials provide a significant competitive advantage. Experience : Minimum of 3–5 years in a supervisory and managerial role within facilities, contractor, or project management.
