Essential Maintenance Services keeps thousands of homes and small commercial properties running smoothly. We complete ~6,000 work orders per year ($250-25,000), primarily in 1,800 sq ft residential rentals, and we operate with 10–15 in‑house technicians per metro (Denver, Houston, Dallas). We’re looking for a high-level Estimator / Project Manager who can create scopes from inspection reports, turn them into smooth, predictable and profitable projects.

What You’ll Do

• Estimate with precision: Take site inspections provided by our technicians, build detailed scopes and takeoffs for residential and commercial maintenance repairs, large project scopes; price labor, materials, subs, overhead, and margin.
• Own pre‑production: Drive permitting, HOA approvals, material orders, delivery windows, and readiness checks so projects launch clean. Target a < 2 to 7‑day pre‑production cycle time.
• Change orders, fast: Draft and submit change orders within 24 hours of discovery ( 1 hour for emergencies) with documented justification and before proceeding beyond scope.
• Budget discipline: Track costs vs. estimate; manage vendors; aim for &le; 2.5% waste against the full contract price.
• Communication: Prepare clear launch communication to residents/tenants and property managers; host quick pre‑construction huddles with crews where necessary.
• Safety & compliance: Prepare for our teams to obtain permits, order materials, perform inspections, and uphold job-site safety standards.
• Bring your projects: Feel comfortable with bringing your existing or future projects for us to complete together, enjoy solid commissions on projects you bring in.

What Success Looks Like (First 90 Days)

• Average time‑to‑quote : under 24–48 hours (job size dependent)
• Pre‑production cycle time: &le; 2 to 7 days for standard repairs
• Change‑order SLA: on time (24h standard / 1h emergency)
• Inspection pass rate: high first‑pass approvals
• Waste: &le; 2.5% vs. contract price
• CSAT: consistent resident confirmation at job close

What You Bring

Must‑Haves

• 3+ years estimating and/or project managing in residential construction, building maintenance, or roofing
• Xactimate scope writing experience is a must
• Strong scope writing, material takeoffs, and vendor coordination
• Comfort reading plans, local code basics, and familiar with permit processes
• Tech‑savvy with Google Sheets/Docs and modern work‑order/CRM tools
• Clear, professional communication by phone/text/email; clean driving record; ability to pass background check
• Team orientation

Nice‑to‑Haves

• Bilingual (Spanish/English)
• Roofing estimating (asphalt shingles) and small exterior trades experience
• Familiarity EagleView/RoofSnap, drones, or AI estimating tools (e.g., Roofle)
• Experience with property‑management portals

Schedule

• Monday–Friday, typical business hours, with occasional early starts for deliveries/inspections and field site visits
• Location: Denver, CO head office
