The position monitors engineering requirements and supports the implementation of preventive maintenance programs, commissioning activities, and building systems operations. QUALIFICATIONS: Graduate of Civil, Mechanical, Electrical, or any engineering-related course. Preferably a licensed engineer. With 7–10 years of engineering experience, preferably with managerial or supervisory exposure. With experience in building systems maintenance, utilities management, and preventive maintenance programs. Familiar with CMMS, BMS, and other maintenance management systems. Demonstrates strong leadership, decision-making, and technical expertise. Has strong skills in engineering documentation, maintenance planning, asset management, and project coordination. With experience coordinating with internal teams, contractors, consultants, and other stakeholders. Demonstrates strong analytical and problem-solving skills in addressing engineering- and facility-related concerns. Willing to be assigned to our Head Office in Bangkal, Makati City. KEY RESPONSIBILITIES: Oversees daily engineering operations and maintenance activities to ensure facility readiness and operational efficiency. Monitors building systems, utilities, and engineering equipment to ensure proper operation and maintenance. Develops and monitors preventive maintenance programs and schedules for building systems and equipment. Supports commissioning activities and ensures that engineering requirements are properly documented and coordinated. Maintains and updates the asset registry, equipment records, and other engineering documentation. Coordinates with property teams, contractors, and other stakeholders on engineering projects, maintenance activities, and technical requirements. Monitors the implementation of maintenance plans, schedules, and service requirements. Reviews technical records and documentation to ensure completeness, accuracy, and compliance with established standards. Utilizes Computerized Maintenance Management System (CMMS), Building Management System (BMS) and other maintenance systems to monitor engineering activities, assets, work orders, and maintenance schedules. Monitors utilities management and identifies opportunities to improve operational efficiency and resource utilization. Ensures compliance with applicable engineering, safety, maintenance, and facility standards. Provides technical guidance and support to property engineering teams on maintenance and facility-related concerns. Identifies engineering and maintenance issues and recommends appropriate technical solutions. Monitors facility readiness and supports the implementation of engineering requirements for property operations. Prepares and reviews engineering reports, maintenance records, project updates, and other technical documentation. Leads and coordinates engineering-related activities and ensures timely completion of assigned requirements.
