Engineering Foreman - Property & Facility Maintenance (Hotels & Real Estate)

Job Description

We are seeking an experienced and technically competent Engineering Foreman to supervise and coordinate daily engineering operations, building maintenance, repairs, and facility management activities across the company's hotel, real estate properties, and project sites.

The successful candidate will lead and oversee technicians and maintenance personnel, assign daily work schedules, monitor job progress, and ensure that all engineering and maintenance activities are carried out efficiently, safely, and in accordance with company standards. The role requires strong hands-on technical expertise in electrical systems, plumbing, HVAC, civil works, and general building maintenance, together with the ability to troubleshoot technical issues, coordinate maintenance works, and ensure the proper upkeep and operational efficiency of all properties and facilities.

Key Responsibilities:

• Supervise and coordinate daily engineering, maintenance, and repair activities across company properties, hotels, and project sites.
• Lead, assign, and monitor the daily tasks of technicians, maintenance workers, and other engineering personnel.
• Oversee preventive and corrective maintenance of electrical, plumbing, HVAC, mechanical, civil, and general building systems.
• Conduct regular property and facility inspections to identify defects, maintenance requirements, and potential operational issues.
• Inspect buildings, facilities, and equipment to identify defects, maintenance requirements, and potential technical issues.
• Troubleshoot technical problems and provide hands-on support in resolving maintenance and equipment breakdowns.
• Monitor the quality of completed maintenance works and ensure compliance with company standards and specifications.
• Coordinate with engineers, property managers, contractors, suppliers, and other concerned parties.
• Ensure proper use, maintenance, and safekeeping of tools, equipment, materials, and maintenance inventory.
• Monitor maintenance schedules and ensure all equipment and building systems are serviced regularly.
• Ensure compliance with occupational health and safety requirements, fire safety standards, and applicable regulations.
• Maintain accurate records of maintenance activities, inspection reports, work orders, and equipment servicing
• Coordinate with relevant departments and management to prioritize maintenance requirements and minimize operational disruptions.
• Monitor manpower requirements, work progress, and maintenance material consumption.
• Report major defects, breakdowns, safety concerns, and maintenance requirements to management, with recommendations for corrective action.
• Ensure that all assigned properties, facilities, and project areas are maintained in a safe, clean, functional, and operational condition.

Qualifications:

• Minimum 5 years of relevant experience as an Engineering Foreman, Maintenance Foreman, or in a similar supervisory role within hotels, real estate, property management, facility maintenance, or construction.
• Technical diploma, ITI certification, or vocational qualification in Electrical, Mechanical, HVAC, Civil Engineering, or a related technical field is preferred.
• Strong technical knowledge of building systems, including electrical, plumbing, HVAC, air-conditioning, mechanical systems, civil works, and general building maintenance.
• Proven hands-on experience in preventive and corrective maintenance of hotel, residential, commercial, and other building facilities.
• Demonstrated ability to supervise, lead, and coordinate technicians, maintenance workers, and subcontractors.
• Ability to diagnose technical faults, troubleshoot equipment breakdowns, and ensure timely and effective repairs.
• Basic understanding of building drawings, technical specifications, equipment manuals, and maintenance procedures.
• Good knowledge of UAE health and safety requirements, fire safety standards, and building maintenance practices.
• Must possess a valid UAE driving license and be willing to travel between company properties and project sites as required.
• Good command of English, with effective verbal and written communication skills. Basic spoken Arabic is an advantage.
• Strong leadership, organizational, coordination, and problem-solving skills.
• Ability to work independently, prioritize multiple maintenance requirements, supervise work progress, and meet operational deadlines.
• Previous UAE experience in hotel engineering, real estate, property management, or multi-property facility maintenance is an advantage.
