# DIRECTOR OF SALES & MARKETING **Vintage Realty Company** · Shreveport, LA 71101 · `On-site` 🕒 **Статус:** *Опубликовано: 2 дня назад* · *Источник: Indeed* --- ### About the Role DIRECTOR OF SALES & MARKETING Provenance and The Grove at Garrett Farm Reports to: General Manager POSITION SUMMARY The Director of Sales & Marketing serves as Broker of Record for Provenance Realty Group, L.L.C. and is responsible for driving residential sales, increasing absorption, and supporting long-term value creation throughout Provenance and The Grove at Garrett Farm. The Director leads direct selling, sales management, builder coordination, Realtor outreach, and marketing consistent with community branding and the Company business plan. This is an active selling position, not solely an administrative role. The Director is accountable for converting qualified prospects into contracts and closings while overseeing day-to-day Realty operations and marketing. KEY PERFORMANCE EXPECTATIONS - Prepare and execute an annual sales and marketing plan tied to approved budgets and defined sales and absorption goals. - Establish and report measurable targets for qualified leads, Sales Center traffic, Realtor-generated prospects, contracts, closings, conversion rates, cancellations, inventory, and marketing effectiveness. - Personally cultivate, present to, follow up with, and close prospective purchasers while leading the sales team by example. - Maintain an active Realtor and broker outreach program designed to make Provenance and The Grove at Garrett Farm top-of-mind choices for qualified buyers throughout Shreveport-Bossier and the surrounding region. - Coordinate closely with builders regarding inventory, pricing, product, upcoming homes, buyer feedback, and obstacles to sales. - Protect and strengthen the brands and effectively communicate each community’s lifestyle, architecture, amenities, events, builders, and overall experience. SALES MANAGEMENT & OPERATIONS - Sales Goals & Leadership: Establish sales goals consistent with the Company business plan; train and mentor staff in selling skills, product knowledge, customer relations, and community knowledge; conduct regular sales meetings and employee evaluations. - Sales Facilities & Inventory: Maintain the Sales Center, model homes, and speculative homes to community standards and ensure current information is available regarding lots, residences, floor plans, pricing, options, and builder offerings. - Sales Process: Maintain a consistent professional sales process. Qualify prospects based on Means, Intent, Needs, and Timetable (MINT), customize presentations and follow-up, and ensure timely CRM documentation. - Purchase Agreements & Closings: Review agreements for accuracy and completeness, coordinate with purchasers and builders, monitor outstanding agreements and inventory, assist with financing resources, and support purchasers through closing and move-in. - Compliance: Ensure compliance with Louisiana law, licensing requirements, Association of REALTORS and MLS requirements, agency disclosures, professional standards, and Company policies. REALTOR, BUILDER & COMMUNITY OUTREACH - Build strong relationships with Realtors and brokers through personal outreach, presentations, tours, broker events, and follow-up. - Develop referral relationships with civic, professional, corporate, relocation, medical, financial, and other organizations capable of generating qualified prospects. - Meet regularly with builders and sales personnel to review traffic, inventory, pricing, buyer feedback, upcoming product, contracts, closings, and sales impediments. - Represent Provenance and The Grove at Garrett Farm professionally at appropriate Realtor, community, business, and promotional events. MARKETING RESPONSIBILITIES - Market Research: Monitor competing communities, new and resale pricing, purchaser activity and preferences, product trends, and design ideas to inform product, pricing, positioning, and promotions. - Marketing Plan: Develop and manage an integrated marketing program including public relations, events, digital advertising, social media, email, website content, photography/video, collateral, direct mail, and other appropriate channels. - Performance: Track lead sources, response times, prospect engagement, conversion rates, campaign performance, and marketing expenditures to determine effectiveness in generating qualified prospects and sales. - Events & Brand: Lead events designed to increase awareness, Realtor engagement, traffic, and community visibility. Ensure advertising, signage, collateral, digital content, and customer interactions are consistent with branding and development quality. - Budget: Manage marketing expenditures within approved budgets, approve invoices, and evaluate expenditures based on their contribution to sales and brand objectives. REPORTING & ACCOUNTABILITY Provide concise, regular reporting to the General Manager and ownership identifying trends, opportunities, problems, and recommended actions, including: Sales Center traffic and qualified leads by source; Realtor and broker activity; contracts, closings, cancellations, and sales pace; available lot, home, and speculative inventory; lead and sales conversion rates; marketing activity and campaign results; competitive pricing and market observations; prospect/buyer feedback; and builder or product issues. QUALIFICATIONS - Significant successful experience in residential real estate sales, sales-team management, achieving sales goals, and marketing. - Demonstrated ability to identify, qualify, cultivate, follow up with, and close prospective purchasers. - Strong leadership, interpersonal, writing, speaking, organizational, analytical, and presentation skills. - Working knowledge of CRM systems, digital marketing, social media, and performance reporting. - Baccalaureate degree required. - Must hold a current Louisiana Real Estate Broker license or be able to acquire a Louisiana broker’s license through reciprocal state licensing and be able to serve as Broker of Record for Provenance Realty Group, L.L.C. - Personal vehicle required. Weekend and some evening availability required consistent with residential sales and community events.
