Position Overview CRE Vertical Advisors is seeking a Director of Property Management & Operations to lead and continue building our commercial property management and operations platform across a portfolio of retail, industrial, and office properties. This is a senior, hands-on leadership role, not a desk-bound portfolio management position. The Director will regularly visit properties, walk buildings and sites, meet with tenants, evaluate vendor work, participate in construction and capital-project discussions, and see issues firsthand. The successful candidate should be equally comfortable discussing strategy and financial performance with ownership, walking a roof with a contractor, and resolving an operating issue in the field. We are looking for someone who can take ownership of the property management and operations function, lead and develop the team, build and improve systems, and serve as a trusted resource to ownership and asset management. About CRE Vertical Advisors CRE Vertical Advisors is a commercial real estate management and advisory firm serving private owners, family offices, entrepreneurial investors, and other middle-market commercial real estate owners. Our philosophy connects ownership strategy with property-level execution. Effective property management requires an understanding of the entire commercial real estate ecosystem, including property operations, asset management, accounting and financial reporting, construction and capital projects, leasing and lease administration, risk management and insurance, vendor management, tenant relationships, and budgeting and capital planning. The Director will play an important role in integrating these disciplines across the portfolio. Primary Responsibilities The Director will have overall leadership responsibility for the property management function, working closely with senior management, property managers, accounting personnel, asset management, ownership, tenants, vendors, brokers, attorneys, architects, engineers, and other professionals. Field and property oversight Lead day-to-day property management and operating activities across the portfolio, and regularly visit properties to maintain direct familiarity with their physical condition, tenants, and outstanding issues. Conduct inspections to identify operational, physical, safety, maintenance, and capital concerns, and personally inspect significant repairs, construction work, and capital projects rather than relying solely on reports from others. Meet directly with tenants to resolve issues, maintain relationships, and represent ownership interests. Walk properties with contractors, vendors, engineers, architects, and consultants as needed. Team leadership Manage, coach, and develop property management personnel, and establish clear standards of accountability. Serve as the senior escalation point for significant property operating matters. Develop and improve property management policies, procedures, systems, and operating standards. Financial and lease administration Oversee preparation and execution of annual property operating budgets. Review monthly financial reporting, operating results, variances, receivables, recoveries, and property-level performance, coordinating with property accounting to ensure operational information is properly reflected. Oversee CAM and other operating-expense recovery processes. Understand and interpret commercial lease provisions affecting property operations, including expense recoveries, maintenance obligations, rent commencement, and insurance, and assist with lease administration. Vendor and construction management Oversee vendor procurement, contracting, bidding, performance, and compliance, and evaluate scopes of work and bid specifications for repairs, maintenance, and capital projects. Coordinate construction and capital improvement projects with contractors, architects, engineers, and ownership, and review completed work in the field when appropriate. Oversee preventative maintenance programs and major building systems. Risk and strategic support Participate in risk-management and insurance matters, including contractual risk transfer and vendor insurance compliance. Identify operational risks before they become larger financial or ownership issues, and provide ownership with concise, practical recommendations rather than simply reporting problems. Assist with property transitions, acquisitions, dispositions, and due diligence when appropriate. Help continue building a scalable property management and operations platform capable of supporting future portfolio growth. What We Are Looking For The ideal candidate has broad commercial real estate experience and understands that property management extends well beyond responding to tenant requests and supervising vendors. This includes knowledge of: Commercial building systems and routine property operations, including backflow preventers, HVAC equipment, roofing systems, paving, drainage, and fire and life-safety systems. Commercial lease concepts, including CAM and operating-expense provisions, cumulative and non-cumulative caps, maintenance responsibilities, insurance obligations, and rent-commencement provisions. Construction documents, scopes of work, bid specifications, contractor proposals, and change orders. Property-level budgeting, financial reporting, accounts receivable, operating-expense reconciliations, and variance analysis. Vendor procurement, contractor management, and insurance and risk-transfer concepts. How property management connects to asset management, leasing, construction, accounting, and ownership strategy. You do not need to be an architect, engineer, attorney, accountant, or construction professional. You do need enough knowledge and judgment to coordinate those professionals, ask the right questions, identify inconsistencies, and understand how their work affects the property and ownership. Leadership Expectations This position requires more than technical property management experience. We are looking for someone who understands the difference between managing work and leading people, and who can: Establish expectations, hold people accountable, and develop less-experienced team members. Delegate effectively without losing visibility, and make reasonable decisions without requiring constant senior-management involvement. Know when an issue can be handled independently and when ownership or senior leadership should be involved. Create systems that reduce dependence on individual employees. Communicate clearly with ownership, employees, tenants, and outside professionals, and remain calm and practical when unexpected issues arise. Prioritize effectively across multiple properties, take ownership of problems through resolution, and remain close enough to the properties to know when reports and reality do not match. Experience We are intentionally flexible regarding a specific number of years of experience. Depth and progression of experience matter more than tenure alone. We would rather hire someone with seven years of progressively increasing responsibility, judgment, and knowledge than someone with twenty years of experience that amounts to the same year repeated twenty times. Candidates should have meaningful experience managing commercial real estate, involving some combination of retail, industrial, office, or mixed commercial portfolios, and must have direct experience leading other property managers or operating personnel. This is not an entry point into a first management role. Our portfolio does not include multifamily assets, and candidates whose background is primarily or exclusively in multifamily property management are not a fit for this role. Personal Characteristics The right candidate will likely be highly accountable, practical and solutions-oriented, comfortable spending significant time in the field, organized without being bureaucratic, confident enough to challenge assumptions, and humble enough to seek expertise when appropriate. We are looking for someone curious, comfortable in an entrepreneurial environment, and willing to roll up their sleeves when circumstances require it.
