Director of Property Management (Investment Property Management Division)
Innovative property management firm and real estate brokerage is seeking an outgoing and motivated individual to join their team. Due to recent growth, they’re in need of a Director of Property Management to lead their Investment Property Management Division to help meet high client demand. Their office is a rapidly growing, tech savvy, and innovative property management firm located on the North side of Chicago in the West Town neighborhood. This is an in-person role that has hybrid flexibility after the initial training period. This is a leadership role: the Director will spend time managing people and process as well as managing day-to-day assets. You will be responsible for a diverse portfolio of assets, including about 900 rental units, leaning toward larger multi-family and commercial properties. Properties range from single condos and multi-unit walk ups, to strip malls and office buildings. We provide services to individual landlords and financial institutions.The role will be exposed to many different properties and provides a well-rounded career, while providing a challenging work environment at the same time - experience leading people and properties through transitional periods is valued as much as steady-state portfolio management. The ideal candidate will be a self-starter who’s friendly, adaptable, detail-oriented, ambitious, professional, operationally disciplined, and able to multitask. The position will include a wide variety of responsibilities including: Owning the division’s operating budget and approaching people management as a financial discipline tied to portfolio performance Responsible for full-scope property management services and management of the division including promoting ownership value and profitability of assigned portfolio Establishing and maintaining the workflows, templates, performance standards, and KPIs used across the division Guiding properties and staff through transitional periods with a focus on stabilization during turnover Manage, hire, coach and train other property management division staff Asset Management of currently owned company real estate as well as overseeing lease drafting and tenant screening standards across the portfolio Market and sell PRG Management and Pearson Realty Group's services Overseeing interaction with tenants & owners, maintenance personnel, engineers etc. Overseeing lease drafting and tenant screening standards across the portfolio Coordinating with the maintenance staff and third party vendors Overseeing property inspections, contract review, and maintenance scheduling across the team Coordinating with utility vendors Support overseeing tenant & owner ledgers to ensure timely collections Basic Qualifications: 6+ years of property management experience is required, including experience managing a team 2+ years of experience leading properties or teams through transitional periods (e.g., distressed/REO assets, acquisitions, portfolio turnover) strongly preferred Proven experience building or improving team processes, standards, and KPIs — not just executing within existing ones Demonstrated ability to manage, coach, and develop a team of 5 or more Proven experience as an independent, self-starter who is able to think quickly, and manage multiple tasks at once Willingness to inspect properties on-site and travel locally when needed (must-have) Preferred Experience Customer service experience is a plus College degree preferred Total compensation structure may include additional components outside of salary range provided based on experience and the ability to identify new acquisitions, real estate investments or investors.
