Job Summary
The Director of Procurement & Supply Chain is a strategic leader responsible for transforming and managing the organization's overall procurement function into a high-tech, service-oriented ecosystem. This role focuses on advanced supply chain orchestration, vendor management, strategic sourcing, inventory optimization, and the “Golden Path” self-service model for the field. You will design systemic workflows that empower onsite maintenance and operational teams to acquire necessary materials with zero friction while driving cost savings and operational efficiency across all properties.
Key Responsibilities
Strategic Procurement & Systems Architecture
-
Build and maintain the "Golden Path"—a self-service procurement ecosystem where approximately 90% of field orders are handled via pre-approved catalogs and automated workflows.
-
Lead the operational rollout and optimization of centralized Distribution Centers (DC) and Appliance Repair / Refurbishing Centers (RC), using data to determine which high-volume assets should be stocked or refurbished for next-day field availability; lead the DC/RC cost-benefit / feasibility analysis before physical expansion commitments.
-
Serve as the primary technical liaison for procurement systems, translating operational bottlenecks into technical roadmaps for property management and procurement software (e.g., Entrata, Asset App, and related tools) in partnership with IT/CTO stakeholders.
-
Architect and oversee AI-native systems (e.g., automated data extraction, smart-categorization, issue tracking) to eliminate manual grunt work for the department.
-
Review and manage materials and equipment; monitor stocks to handle inadequacies in a timely manner and track inventory.
-
Develop and maintain the Westland Procurement Playbook and compliant vendor onboarding processes so field and corporate teams have clear, standardized buying rules.
Sourcing & Contract Management
-
Negotiate Master Service Agreements (MSAs) for high-impact categories (e.g., Appliances, HVAC, Water Heaters, recurring services) to maximize bulk savings, moving beyond simple price shopping.
-
Identify, evaluate, and select new vendors based on quality and cost, while managing existing relationships and conducting regular performance audits.
-
Draft, review, and negotiate procurement, supply, and service contracts, ensuring terms are clearly defined and legally sound.
-
Establish rigorous cost-control procedures and conduct analytical reporting to track spend, savings, inventory turns, and forecast accuracy.
Financial & Team Leadership
-
Develop, control, and manage category spend plans, cost standards, and long-term procurement budgets.
-
Analyze spending patterns to identify cost savings and prepare regular performance reports for senior management.
-
Hire, manage, mentor, and supervise the purchasing / procurement team, shifting the pod from manual policing toward catalog integrity, category management, DC/RC reliability, and exception-based auditing.
-
Provide strategic direction for department personnel, including hiring, team structure, and long-term procurement and supply-chain strategy.
-
Establish clear service-level expectations for how the company interacts with the procurement function so the team can protect process integrity while serving the field.
Qualifications
Education & Certifications
-
Bachelor’s degree in Supply Chain Management, Business Administration, Logistics, or a closely related field, or equivalent combination of education and experience.
-
Recognized procurement or supply chain certification (e.g., CPSM, C.P.M., CSCP) is highly desirable.
Experience
-
7 to 10+ years of progressive leadership experience in procurement, vendor management, and supply chain operations.
-
Proven track record of successful negotiation, cost reduction, and managing large-scale operations or multiple properties simultaneously.
-
Experience leading change management or departmental process/system revamps preferred (builder mindset).
Skills & Competencies
-
Advanced proficiency in large-scale ERP, e-procurement, and property management systems (e.g., Entrata, Yardi, SAP Ariba, Coupa).
-
Literacy in AI/LLMs with a systems-thinking approach to designing automated workarounds to technical limitations.
-
Exceptional leadership, communication, and negotiation skills to effectively interface with vendors, internal stakeholders, and executive leadership.
-
Expert knowledge of strategic sourcing techniques, contract negotiation, vendor evaluation, and supply chain risk management.
