The Project The role is based on a major Manchester city centre project, one of the city’s most significant heritage buildings, a Grade II* Listed landmark now being brought back into use as a mixed-use destination. Amspec are appointed as Main Contractor for the fit out works delivered in phases and comprising: Commercial fit out of the office / workspace floors (Cat A and Cat B) New hotel accommodation and associated back-of-house areas Ground floor Food & Beverage enabling works ready for incoming operators Role Overview We are looking for an experienced Design & Build Manager to sit alongside the Project Manager leading the project, based full time on site in Manchester. This is a delivery focused design role, your job is to stay ahead of the construction programme: interrogate the architectural and consultant information as it is issued, identify design issues and construction risks early enough that they can be resolved without delaying the works, and drive them to a close with the client, the novated design team and the Amspec project management team. You will be the person who spots the clash, the missing detail, the unbuildable junction or the unresolved compliance point weeks before the trade turns up to install it, freeing the project management team to concentrate on delivery on site. Key Responsibilities Design Coordination and Information Management Act as Amspec’s day-to-day design lead on site, working alongside the Project Manager and reporting to the Amspec Senior Management team. Review all incoming architectural, structural and MEP information for completeness, coordination and constructability before it is issued for construction. Manage design development through RIBA Stages 4 to 6 following novation of the architectural team, ensuring information is released in line with the construction programme and procurement dates. Own and maintain the design deliverables schedule, information required schedule (IRS) and design risk / technical query trackers, with clear RAG status and ownership against every open item. Manage the flow of RFIs, technical queries and design changes through Procore (Amspec’s project management platform), ensuring an accurate and auditable record of every decision. Coordinate design across all disciplines, architectural, structural, MEP, fire, acoustic, lighting, access control and specialist subcontractor design, and chase resolution of interfaces before they reach site. Liaise with the Amspec Manufacturing Team (Production Manager and SolidWorks Joinery Designers) to ensure bespoke joinery designs, approvals and lead times are aligned with the site programme. Buildability, Risk and Programme Protection Challenge the design from a practical, construction-led perspective, sequencing, tolerances, access, temporary works, fixings into heritage fabric, and coordination of services within restricted voids. Identify design issues and construction risks in a timely manner and flag them formally, with a proposed route to resolution rather than simply reporting the problem. Track every open design item against the date it is actually needed on site, and escalate where a late decision threatens the programme. Support the Project Manager in substantiating the programme impact of late or incomplete design information, including contributing to change control and early warning notices. Work with subcontractors to review and approve contractor designed portions (CDP), ensuring their design integrates with the wider scheme. Compliance and Heritage Review design information for compliance with Building Regulations, the Building Safety Act regime, fire strategy, acoustic performance targets and the employer’s requirements. Ensure proposals are developed and delivered in a manner consistent with the building’s Grade II* listed status, Listed Building Consent conditions and the agreed conservation approach, working with the client’s heritage advisors where required. Coordinate the approval and submission process for design documents and drawings to Building Control statutory authorities and the client’s consent bodies, keeping submissions ahead of the works. This should be done via the Project Architect lead. Maintain the golden thread of design information and support the compilation of O&M and handover documentation. Commercial Interface Work closely with the Amspec QS and commercial team to identify unpriced or undefined works well before they are required on site. Drive the firming up of provisional sums, obtaining the design information needed, coordinating pricing and securing client instruction in advance of the works taking place. Provide the technical detail behind variations, change control submissions and value engineering proposals, and assess the design and compliance implications of any proposed VE. Support the procurement programme by confirming design information is sufficiently developed for packages to be let on time. Quality and Site Assurance Assist the project management team with quality inspections on site, benchmarking installed work against the approved design information and agreed standards. Set up and review benchmark / sample areas and specialist mock-ups with the design team and client prior to wider roll-out. Implement design quality assurance processes so that information reaching site is accurate, complete and current. Support snagging and the close-out of quality issues arising from design interpretation on site. Stakeholder Engagement Chair and coordinate regular design team meetings, ensuring actions are recorded, owned and closed out. Arrange with our project management team focused workshops with the client and the design team to resolve scope clarity, unresolved details and design challenges, bringing the right people into the room to make decisions. Act as the primary point of contact for design related queries, clarifications and updates on the project. Build effective working relationships with the client, client representatives, the novated design team and specialist subcontractors. Provide regular, concise reporting to the Project Manager and senior leadership team on design progress, risks and mitigation. Qualifications and Skills Essential Proven experience in a design management or senior design coordination role with a main contractor, within the construction and fit out industry. Degree or higher education qualification in Architecture, Architectural Technology, Design, Construction Management or a related field, or equivalent demonstrable experience. Strong working knowledge of the RIBA Plan of Work, and practical experience of managing design under a Design and Build contract. The ability to read and interrogate design information critically and identify buildability and coordination issues ahead of site. Sound understanding of Building Regulations, fire strategy principles and current compliance requirements. Confident chairing meetings and workshops, and holding designers and consultants to programme. Excellent communication, organisation and record-keeping skills, with strong attention to detail. CSCS card and the ability to work safely in a live construction environment. The Package Full time position, to commence as soon as possible. Available as a permanent staff appointment or as a freelance contract for a minimum of 12 months. Based full time on site in Manchester city centre. Occasional office days at our Wigan HQ will be required as and when. Hours of work 8am - 4.30pm Monday to Friday.
